I cannot believe some of the almost sarcastic and facetious comments that Milli has received , as the O/P on this thread. Her original posting gives no room for quibbling with her about any aspect at all------she was treated abysmally by someone who sounds full of self-importance, the sort of people we all know and treat with contempt. Some posters on this thread should be ashamed of themselves, IMHO.
On the wider issue, there has to be a new system whereby proud householders are not terrified by so many visits from parasites. I would like to see a Green Paper on this issue , followed by new legislation which hopefully shifts the balance of power and treats tenants as human beings who are just trying to make a home.1 -

Tbh I might feel different if I thought I was living in danger from loose tiles. But then if I thought I was living in grave danger I'd probably take steps to mitigate it.1

These are normally all nailed down, so if one falls, the rest will stay put even with a bit of wind. If it were old clay tiles, these have nibs on the back to hold them in place. Depending on the age of the roof, these may have additional nails to secure them. Should one come off in high winds, the remaining tiles may get rattled out of place slightly. But they will still remain up on the roof with minimal risk of suddenly falling.As per previous advice to the OP, she needs to write to the landlord advising of the slate/tile coming off in the wind and ask for it to be repaired at the earliest convenience. A grubby paw print on a window is not going to be of the slightest concern to the LL where as damage caused by a leaking roof will (as he will have to pay for the repairs).Any language construct that forces such insanity in this case should be abandoned without regrets. –

The letting agent was being a !!!!!! and missing the point of the inspection. The purpose isn't to inspect or comment on whether the tenant keeps the property like a show home or not. It's meant to be a chance to check on any maintenance and repair issues as well as checking that the property isn't being used for some illicit activity such as a knocking shop or cannabis farm. My advice is to ignore the hoity toity letting agent and her comments about the handprint.
As for the fallen roof tile, how has this been reported to the landlord? Have you written to the address for the serving of notices given in your tenancy agreement about it?3
