  • I would suspect they would also ask what steps the LL had put in place in the event that the entirety of the roofers network were not available. 

    Why is it ok for people arguing against this to assume there are no roofers available, but so farfetched to say loose tiles will fall from a 3 storey roof and cause harm?

    You could never know that a tile was going to fall from a roof - it is not a reasonable, every day, manageable risk. 

    You're just coming across as !!!!!! off that the inspection was overly critical of how you keep the house. 
  • I’m sorry you feel that way. You’re right, I was upset about the comment on my window BECAUSE of the fact no attention had been paid on a loose roof tile! Missing roof tiles/loose tiles IS a manageable risk......

    The only attention which a slipped tile should prompt is for the missing tile to be replaced. It's reasonable to expect the landlord to arrange that, but it's not an urgent job (unless it's causing a leak). It's not something which can normally be predicted.

    Nothing to be sorry about, just how the post reads.

    Missing or loose roof tiles is not a manageable risk until it happens - regular roof inspection is not part of landlord inspections. What exactly are you at further risk of?

    Bottom line is, had they not offended you with the inspection you'd never be here moaning about the roof - which in itself tells me it's a whinge and not a genuine concern.

    Other loose tiles WHICH I CAN SEE...also falling like the the first one! Except now, the roof is actually compromised as opposed to previously. 
    I am am not asking the LL/EA to predict this happening, but when it DOES which it HAS to make it safe. 

    Thanks Lees - here’s my bottom line the only whinge here is my sons handprint, and genuine concern is my tile :)

    The roof isn't compromised - a couple (maybe a few) tiles are. That doesn't compromise an entire roof. I know that because I had 5 missing tiles on a part of my roof. Since 2015 ( could've been before but that is when I bought the house) the roof was fine and so was the house.

    I'm sure they will repair the problem for you, but what you consider a reasonable time for this is now jaded by your inspection results offending you. 

    Netflix and chill should take the edge off the stress 🤣

  • You’ve basically come on and had a bit of a rant here. Yes overzealous reaction from an EA from your perspective on the window and then you’ve had a go about a tile falling off a roof. You’ve been given sage advice/thoughts and legal perspectives on it and yet you won’t accept it. To be honest it sounds to me that you’d be better serving your notice if you feel this strongly that your LL should have done more to prevent and subsequently fix your roof.  Especially if in your expert opinion there are other loose tiles. Just make sure to clean the windows before you leave....
  • I recommend some sort of hat when leaving the house.
