  • Normally it wouldn't appeal to me, but with an upstairs living room it is more likely to, in lieu of direct access to garden.

    It's a mid terrace and you are quite likely to be refused planning permission for a balcony as it would increase overlooking over neighbours' gardens. Although some neighbours may already have balconies it doesn't mean that the planners would regard that as a binding precedent and allow yours.

    Could you just have a nicer/lower fence at the back garden ground level you can see through?

    The cost of installing a balcony - together with turning the window into a doorway - is likely to far outweigh any increase in value, even if you do get PP.

    I personnaly wouldn't bother getting a balcony done, if a buyer wants a balcony why not let them put 1 in.

    Before I did that, I would remove or get a two seater table (or even a folding table attached to the wall) so the lounge is more of a lounge.  The table and chairs means you have hardly any 'lounge area, the larger sofa is almost in the fireplace.  It would make me reluctant to buy as you really do need a comfortable lounge area to sit in.  

    Have you looked at whether an EA covering your local area is selling houses (bearing in mind now is not the best time but maybe in last 6 months)?  I'd be reviewing whether using Purple Bricks is the best way to get viewings, just in case.

    I'm not overly sure a balcony or bifolding doors would make much difference.  Perhaps speak to an EA - google predictions aren't going to take into account things like expectations in the area, other things limiting appeal in your property (although its pristine and very well presented).

    I think the problem isn't the balcony, but the type of house and/or the price. 
    I'd probably get a balcony etc quote and leave it for viewings/let the agent know, so people have options + put into the details that a balcony would be allowed and how much that'd be. 
    If I'd liked your house without a balcony, I might've been planning to get one fitted - the thing is, I'd not choose the one you'd choose, so then I'd feel miffed that I was paying full price for something you'd added that I'd have chosen differently... so it'd put me off it a bit. 

    Given the spare money, I think getting the bathroom tiling redone would be a better spend.  That blue's a bit "in your face". Ditch the tiles, have a shower fitted over the bath and fit a shower screen. 
    Then, picture 11 - tidy up that ground level/pavement/patio messy bit.

    I'm confused, the floorplan I can see has the lounge downstairs. 
    Not the best area of West Cross, but near enough to the sea and Mumbles, at the right price it should sell. I'd ditch purple bricks and go with a proper estate agent. One disadvantage of purple bricks in that area is that some of the bigger estate agents don't use rightmove, so people are in the habit of searching local estate agents rather than using rightmove. Your potential buyers may not be finding you.

    I agree- use a different (local) EA.
    I liked the house before and I still do. I don't think I'd like it more if it had a balcony.
