Is anyone good at designing layouts?

    We've viewed both and the difference in noise levels was surprising. The Broadway house also has far too small a garden. Hull Road is crawling with students so that's a no go...
    It's handy for a kebab and a fight outside Tang Hall club though.  Is Osbaldwick Village too far out?  Sometimes some nice properties come up there.  Just need to make sure you're far enough away from the aforementioned estate.

    I'm just struggling to see the value in the one you've posted.  Maybe it's priced in mind with someone doing a more substantial extension.  But too me, it seems about £50K over sensible.

    If you want to avoid noisy neighbours and have a large garden, this might be more suited.

    Osbaldwick Village is too far but that one you've posted is going on the list - thanks! It's a smidge further than ideal but probably a fair trade off for that garden.

    Because they don't share many walls for sleeping or living space. I don't tend to hang out in my hallway so I don't care if I can hear our neighbours in their hallway.
    Iv always found that if the dividing wall is poor/average the last thing you want is a stair case attached to it, The sound always seems to be so bad that you hear it everywhere, Maybe iv just been lucky with a good wall between living rooms, and every house ive visited with halls adjoining was just really poor, But threads on here and stories on tv programs say otherwise.

    I don't think it's a good start for extending.
    In terms of extra space, it looks on Streetview as though the other half of the semi has had a loft conversion with a small side dormer. I can't see much evidence of rear extensions on the neighbours, despite large gardens, which suggests that York planning doesn't like them there. 
    If you forgo the en-suite, the existing bathroom and WC could be knocked together to give you a nice bathroom with walk-in shower.
    Another attempt, note that in the previous example the Study was an internal room off the lounge which woudln't be allowed. I've given it access to the Passage. Also you will be building quitre a long party wall along the neighbour's boundary next to their lounge so they might not like that. 
    A kind word lasts a minute, a skelped erse is sair for a day.

    We haven't lived halls adjoining before but have family members that do and their house is brilliant - most of the benefits of a detached for the price of a semi. We've shared lots of walls and have had some really bad experiences. We don't *need* to move house, we just want to for various reasons so it needs to be an improvement on our current house to make it worthwhile. I'm less concerned about living rooms but I really struggle with having my sleep disturbed so no shared wall for the main bedroom is a must.

    I think you're right. We viewed it again today and the neighbours have extended to the side (two storeys) but not into the loft, I don't think the ridge line is high enough to easily go into the loft space. They have a single storey rear extension but yes, no two storey rear extensions in sight. I think this is a no go unless we accept it as a two bed and knock through the bathroom/loo as you say. But it's a lot of money for a two bedroom house that needs a complete overhaul.
