Buying part of neighbours garden T.P.1

Hi , D.i Y. conveyancing for T.P .1 form. I am considering the best method for a seemingly simple transaction of buying a relatively insignificant strip of bordering garden 29.5 meters in length and 70c.m wide amounting to 20.45 square meters.This would simply widen my narrow drive and my neighbour is pleased to proceed although he is deciding weather to include solicitors.
No mortgage on either title.What i would (presumably)consider to be a very standard 1965 freehold deed with no changes on either from new other than proprietors.
My plan is to complete A.p.1 form myself,no need for I.D.forms as value less than 6000,
also make 2 plans (maps) myself both containing North and scale identity,then attempt T.p.1.
The new land will i`m told have its own title.Is it necessary to pay 2x fees for conveyancing as Land Registry tell me they simply draft the most relevant existing deed entries(which i guess will be identical)i.e easement for sewer and repair ,leaving little more than new title identification entries?
Any tips greatly considered.

  • You need to file a land registry compliant plan

    I think you may need to file an SDLT return even if the transaction is not subject to SDLT

    presumably neither party is looking to grant new rights or restrict use of the land -
  • For advice .I am aware of plans needed.I will note sdlt, and enquire.No reason for additional rights nor restrictrictions .
    I have told neighbour i am not buying to build on but enable easier parking.
    is it possible there will be no need for solicitor?. If there is would you kindly steer me into what sort of interjection may occur. (i would dearly like to complete myself)
