Due to Complete Next Friday but still haven't exchanged - Very Concerned. Need Help

  • As a portfolio landlord myself who has had to go through the buy/sell process many times over the past couple of decades, unfortunately, we have a screwed up process in this country which invariably makes buying/selling a property stressfull, uncertain and subject to the whims and fancies of human nature and the myraid set of businesses that make money off of the above.

    As you have no doubt now realized, nothing is final until you have exchanged. The sad thing is that, other than LAs getting quicker at returning searches, very little has changed.

    The best case scenario is a chain-free buyer buying an empty (or chain-free) property and even that can fall apart (EAs and vendors often misrepresent the situation when they say "chain-free"). The next best scenario is that of a chain-free buyer, ie yours.

    In your place, I would stop jumping at the vendor's requests/demands, sit back and let the thing take its course. If you aren't desperate for this particular property, you could even go back to the market and start viewing other properties.

    I don't think there's many of us that can't identify with how you're currently feeling. All I can say is there will come a time when this is but a distant memory (however impossible it feels right now).

    I'm astonished at everybody in the chain agreeing to only one week between exchange and completion. That must be immensely stressful.

    I can understand ordering some essential furniture, like a flat-pack bed. But surely not Sky? It's inessential, or am I just an old fuddy-duddy who doesn't understand anything at all? I'm afraid that we don't have Sky, Netflix or Amazon Prime.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Likewise here - and we rarely watch the tv at all. We've tried the Netflix and Prime free trials, and decided there's nowt to hold the interest past an initial catch-up.

    Sky isn't just a TV company these days - they're an Internet provider too. If the OP is using them for Internet connectivity, I personally consider that an essential.

    For a short period, it isn't. Even without any mobile signal, the world wouldn't end.

    It's always a pain when you have no internet when you move but that's all it really is .. I wouldn't have enough time to get online in the first week and most providers can get you on t'internet in that time.

    In my lates house we slept on the floor for two weeks on a mattress as our bed wouldn't go up the stairs .

    There’s often a gap in having internet when you move but it doesn’t really matter these days if you have 4G signal.

    Our home broadband is only 1.5meg anyway so we spend as much time using our 4G hotspots as our home wifi. :rotfl:

    Due to the sheer amount of costs of the work that needs doing to the place and cashflow we asked for the nearest date we could possibly do where our first mortgage payment would fall for both mine and my partners pay dates which was the 7th.

    Could you not ask your lender for a specific payment date? I moved into my current house on the 6th of the month, and my payment date was the 1st of the month from the very first payment and every payment thereafter. The first payment will normally be different to subsequent payments as it is not necessarily a complete month, but I would have thought you could choose your payment date without a problem.

    I'm the last person to lecture anyone on trying to 'chill out' during this process, as I am stress head myself when it comes to moving, however, everyone is right, you really need to try your best to let things happen. You've done what you need to do, the remaining issues are outside of your control.

    Depends on how you live, I suppose. Without a mobile signal, I've got no communication (no landline). And internet is something I need every day.
    Would you sit tight and wait?
    What other choice do you have? There's nothing you can do to make things go faster. You could pull out, but then the whole chain falls through and you'll be responsible for four other people not getting their new homes. Plus, how long will it take you to find another suitable house and deal with the pain of buying - you could be looking at at least six months to a year before you actually move.

    Just relax and wait.
