I like the rear garden, everything else seems oversized for the rooms.

That conservatory must be insulated to a high standard or it breaches building regs by not having a door between it and the kitchen.

It's described as a 'family room' on the plans rather than a conservatory, a wee loophole?

There are some things money can't buy, including a sensible layout.  Used to be a modest bungalow prior to redevelopment, with vehicular access to the rear of the plot.  The jutting wing thing presently blocks that, and any chance of reaching the garage.

And the non BR compliant stairs in pictures 14/15 leading to the non BR compliant loft room.  Probably devalues the property.

Enough money could sort out that layout. But it’ll never buy taste.

No doors between the kitchen and conservatory so breaks building regs and however you heat it, it is going to be a money pit to keep warm.

Wrong setting for a WBS and flue way too low, will be a nuisance to neighbours.

But the house has got an electric car plug!  That will offset all the gas wasted heating the gargantuan void on the ground floor and clean the air polluted when the stove is lit and smoking like an Atlantic trawler (possibly).  Incidentally, the point of exit of the chimney is reinforced with a steel gusset that is touching one of the PVC spars of the conservatory roof.  How likely is it that damage may occur as the result of heat conduction?  

It is a twin wall flue, so some insulation in there. The amount of heat being conducted won't be that high. Still, in time, damage will occur. But with the flue terminating at window height of the loft conversion, you wouldn't want those windows open with the fire going.
