There are some things money can't buy, including a sensible layout. Used to be a modest bungalow prior to redevelopment, with vehicular access to the rear of the plot. The jutting wing thing presently blocks that, and any chance of reaching the garage.3 -

It is a twin wall flue, so some insulation in there. The amount of heat being conducted won't be that high. Still, in time, damage will occur. But with the flue terminating at window height of the loft conversion, you wouldn't want those windows open with the fire going.Ditzy_Mitzy said:

Wrong setting for a WBS and flue way too low, will be a nuisance to neighbours.
