Agreed. I don't think it's overgrown. It's a collection of shrubs in a well tended plot.GaleSF63 said:

On the other hand, if you want a patch of grass to play footie on, you'll have a lot of digging to do.
No reliance should be placed on the above! Absolutely none, do you hear?0 -
It's in the so called "village" part of Walthamstow - the older part that retains some aspects of that history - prices have been inflated there since the 90s at least when I first moved into the borough, as most nicer houses in the "vilage" area would be at least 600k plus though it's within the usual minimum range of asking price for the borough ie 475k (for a place needing major refurb) to £550k for a 2 bedroom Victorian terrace that might still need updating or some work.Skiddaw1 said:Patr100 said:Narrow kitchen and a distinct lack of windows/kerb appeal

I never fail to be gobsmacked at London prices. That's eye-wateringly expensive...

My guess, HMO, not enough toilets, residents using a pee bottle and emptying it in the sink.Kyrae said:Spotted on Reddit.... not sure I want to know what that sign is about...

Eight bedrooms and two bathrooms; anything up to sixteen people trying to use a pair of toilets. The guilty resident could be forgiven for harbouring desires to empty the offending gazunder onto the landlord's head, rather than down the sink.ProDave said:

It is the poor EPC and high heating costs that would put me off. I used to do a lot of work in a very similar property that was run as a care home, and the owner told me they were spending £10K pa on LPG to heat it every year, that was 10 years ago.Kyrae said:Needs a bit of modernising in places but wow what a house for £625k!
