    That's truly shocking.

Our kitchen is bigger than that......
so is the smallest of our 3 bedrooms......
    so is our bathroom........
    so is the garden shed.
To be fair it sounds like you have a massive house
Not really, it's a fairly typical 1960s 3 bed semi (which to be fair probably is massive compared to a 3 bed newbuild), our old one was a similar size too. The only thing a little unusual about it is the 2nd and 3rd bedroom are of roughly equal size, instead of the 2 large double rooms plus a box room many houses of that era have, we have 1 large double plus 2 small double/large single rooms.

This flat is horrifically tiny, as hard as it is to believe the pictures actually make it look bigger than it really is. The entire property, including the kitchen and bathroom areas, is roughly the size of 2 king size mattresses laid end to end.

And if we were to sell our house now which is in a decent area, we'd probably get 5-10k less than the asking price of that.

I agree with all you said, but it Is aimed at a particular group of people. They live in the country and come to London to work. They may spend two or three nights a week in the room, keep a few clothes there, and spend the rest of their time at home with their family. They just need somewhere to sleep, and in the morning have a cup of coffee and a shower. Then walk round the corner to work for 12-16 hours.

The alternative is to spend £30-50k a year on hotel rooms and still have nowhere to keep some spare clothes. Compared to that, this tiny space may appear good value?
No reliance should be placed on the above! Absolutely none, do you hear?

Minimum room size for one adult for it not to be considered overcrowded is 6.5m². This "flat" comes in at 6.72m² including non habitable spaces such as kitchen and shower/toilet. Oh, and no guard rail on the "patio" area - Quite likely no planning permission or building control sign-off..

I could fit two of those in to just about all the rooms in my house, including the garage...

If you look at the plan on the neighbouring houses it looks like part of a bathroom and part of the landing on the ground/first floor and the outside space is the roof of the kitchen below. You can see the stairs going above the bed. So essentially it’s a cupboard under the stairs and landing space.

Luxury! If you're a chicken, you get to be free range with only 4m2 and no bathroom or kitchen space excluded.

Are chickens herd animals, ie they are okay with being in large groups?

I get that.... these things are not possible to use as a primary residence.
But isn't the alternative something like this? It's only a little bit more expensive, but at least it resembles a proper room. It is also further away from Pimlico.

It also only has a 30 year lease.
  • Fair enough, I missed that!

Kind of find it hard to believe that there wouldn't be anything else. I'd imagine even pre-pandemic it would be hard to get a mortgage on.

Bought for £725 in 2014. Now on offer for £1.2 m. New owner renovated but that’s quite an increase. Castle available separately.
