    I wonder how much the EAs charge for this wonderful service: 
    Virtual staging & refurbishment is a digital technique wherein computer-generated furniture, decor, and other elements are added to the images, creating an aesthetically pleasing representation of the property. This process allows potential buyers to envision the possibilities and imagine the furnished layout of the home.

    Or even if there is an estimate of how much value "will be added" if you grab this opportunity?

    As  have mentioned before, you are going to see a lot more of this kind of thing. With AI it will soon be easy for an EA to run a program that can remove all furniture or clutter from a room to give the impression of more space, to add items to show its "potential". 
    Deceptive yes, but if not made illegal, EAs already add blue skies and other dubious embellishments to try to get viewings.

  • Because generally speaking most homes look better in sunshine - so adding “good weather” in photographs can make a house look more appealing than it would otherwise.

    Human nature innit.  Also, what I learned last time I sold, a couple of years ago, is EA are big on algorithms, stats, etc.  They will know exactly if such enhanced properties achieves more hits on line, viewings etc and from the stuff they showed me it is clear that people are pulled in by such.
