    If I fold down a table in my kitchen I can fit a single bed in there. With the two lounges, I guess I now live in a six bedroom house.

    The back of my mind had a legal definition of bedroom as a room big enough for a single bed and with an opening window. Surprised to find on https://www.ricsfirms.com/glossary/what-is-a-bedroom/ that there's absolutely no legal definition. Maybe there was in the past or I'm misremembering something from EU regulations. 

    Now I'm thinking of the definition of "room" - would a partitioned 4m2 area of a space with 1m walls count? 1.5m walls? 2m walls? Seems like it's the wild west out there, and EAs are certainly on their horses and ready to say anything.
  • Consider all the implications though. 
    If there was a strict definition of a bedroom, lots of separated parents may find that their spare room where child would stay no longer fits the definition and might lose access or something.


  • I think there is a building regs requirement for windows for exit. My uncle has a bungalow/barn conversion and building regs were very keen that he could climb out of each bedroom through the window. Not sure if they were having a laugh as he would definitely not be climbing out of a window in his 70s. One of the rooms actually had an external door and the building regs chap was looking at the window until the DOOR was pointed out.
