    As a buyer im not sure i would ever believe you, It may be something you have to live with to be convinced off, With the heater off and the doors closed will it keep warm over a winters night, over 16c? Or will the be a large heating bill if i want it warm all year?

    The plans seem to be rotated. Basically the Master bedroom and Bedroom 2 are directly above the downstairs loo. So it is straightforward to put the en suite in the inbuilt cupboards plus additional space from room 2 to make the ensuite. Several identical houses to ours have done the same thing. We've spoken to a tradesman is doing a quote and he said it is straightforward due to being directly above the loo.

    Our's has only been on the market for about 5 weeks and only 1 four bedders listed since ours has been that has sold thus far.
    I think this is where it helps to know the area. There are houses in the 3 mile radius that are in a flood risk area, by the Thames. We are close enough to the Thames to enjoy it but far enough away not to remotely be a flood risk (plus on a There are a couple in my price bracket that aren't selling and are on the cheap side because of this. The area near M4 junction 12 tends to be slightly cheaper as well due to the constant roar of the motorway traffic. We're good location schools wise, and right next to Sulham Woods a very popular place for walkers etc. Around a mile away you start to get into areas with bad school catchments areas and estates with higher levels of crime. Not trying to 'big up' my house as well aware of its quirks but just saying there are plenty listed that also have their downsides too.

    Its a lovely house. Personally for the right price I would be willing to put in the en-suite myself. What worries me / puts me off more is that you have to come out of your kitchen and through your living room to enter the dining room. Personally I would want to extend out the back of the kitchen removing the conservatory and making that open plan dining but as you have units all along there that would mean a removing that kitchen when the one you have is already really nice.
