    I eventually fitted one because my direct competition locally ( a new estate) tends to have them fitted at the price level I'm at.
    My thoughts are that if the house doesn't need any other work, then you're probably going to attract the kind of buyer who probably doesn't want the hassle of fitting one, so may be worth doing.

    We’re a family of 5 with 3 bedrooms and 1 bathroom with toilet... why do people need 3 toilets nowadays? Don't get me wrong a 2nd bog would be nice but not essential

    I agree, we looked at some new builds and all had master bathrooms, plus one or more ensuite plus a downstairs toilet. All I could see was an awful lot of toilets to clean. Don't get me wrong, it was the one thing we comrompsied on with this house, losing a downstairs loo, but in reality, in our last house, it never got used as it had two outside walls and a tiled floor and was always cold. Just as easy to nip upstairs.

    I did like one house we looked at that had kept the bath and toilet separate (added a small basin in the toilet room) so both could be used independently.

    Granted it's only a household of two so not a major issue for us. We had guests staying last year and even with 4 adults and 3 kids, no one wet themselves or couldn't have a shower when they wanted.

    OP perhaps people are viewing to see if they like the house enough to compromise on the lack of ensuite. I'd personally think about dropping the price a little to differentiate from others with en-suites and get a couple of estimates so you can arm the EA with an estimated cost. As others have said, if you put one in you can bet people will then say they don't like xyz about it ...and do you really want the mess / upheaval of it all while trying to present to sell.

  • We've contacted a tradesman and have a quote for an ensuite along with plans. We're not going to get it done but we are then going to factor it in to any potential offers we might receive. Maybe if we show we have done the groundwork it might be enough for someone to make a reasonable offer. Thanks for your opinions.

    It depends how old you are. As you get older, urgency becomes an issue, and having a second bog moves up from nice to essential.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Personally, I would want at least 3 bathrooms in a 4 bedroom house. Modern living is not compatible with bathroom sharing. I would rule out a 4 bed house with just 1 bathroom. If the second bathroom was just a nice or have, like say bi fold patio doors or underfloor heating, you would get more interest in your house without installing one, but I imagine most the competing 4 bed houses have an en suite so you are fighting them. One day not in the too distant future, houses without what we consider today as ‘nice to haves’, will struggle to sell.

    Anyway, I think you need to install one, dropping the price will still mean you have to wait a little while longer before that buyer comes along who is happy to do the work themselves. If you do nothing, you will be waiting much longer to sell.
  • In 2018 when I was trying to sell, I kept being told the busy road was the problem. Then when I put it back on the market, redecorated and with an extended lease, suddenly no one mentioned the road and I was flooded with viewings and offers.

    Do you have teenagers needing to get out in the morning? I remember the hell of it even with bathroom with toilet and separate toilet and sink.



    Even now with just the 2 of us thank goodness we have an en suite ( different house) as dear hubby takes so long....

    Today the problems that could affect sales are far far worse IMO. The lease probably did the trick in your case though?

    I would not buy a multi bedroom house without an en-suite.

    People glibly say 'put one in', but it is not so simple. You have to consider how to get water piping (hot and cold) to the bathroom, and also how to get the waste away. The former could involve disruption to decoration (at least!) In existing bathroom, hallway, beroom etc. The latter could involve expensive groundworks to get a sewer pipe extended.

    Or it could be a case of knocking a couple of holes in walls, and a stud partition.

    A casual viewer would not know which, and probably would not want the risk.
