Building Regulation for Flat Roof Replacement

Ok. I was finally able to get reasonable quotes for GRP, felt and EPDM.
GRP seems to be the go to option and I found a specialist, however I have some concerns about the roof cracking noises which I read a lot about
https://www.diynot.com/diy/threads/noise-from-grp-flat-roof.374200/
Can anyone else who has a GRP roof attest for the noises?
Thanks0 -
We had GRP roofing installed two years ago. Our architect has it in her house and recommended it. I haven't noticed any noises.0

Thanks. I got several quotes now. Before selecting a roofer, what checks would you do?
The best quote I received was from Mybuilder, the guy has 95% approval over 50+ ratings, but I am not sure if I can check elsewhere if he is competent.
Does he need to have a company registered?
Anything else you would suggest?0 -
Check out Steve Roofer on youtube he seems to be in your neck of the woods and appears highly competent going by the videos he has on there.

A 10 year guarantee says it all really, our EPDM roof came with a 20 year guarantee, though the roofer said he'd be surprised if it didn't last twice that! You get what you pay for, and I'd consider a recently laid EPDM/GRP roof a plus when viewing a house, felt would put me off and I'd take that into account when making an offer.pred02 said:Doozergirl wrote: »You're right. No it is not visible from any point and I cannot do it DIY. Don't understand why there is so much negativity towards felt - most roofers that visited the property recommended this.
Regarding selling - the felt roof will come with a 10 year guarantee (I know this is void if roofer goes bankrupt), if I do it with BR sign-off not sure what the roofer can come back with?
I will check to see what other maisonettes on the street have there - I still have the original zinc roof, there is probably one or two other properties that has it as well.

Ask what paperwork will be provided and will the work be signed off by Building Control - If he says "not needed mate", you know to find someone else. Having BC sign off will make it much easier to sell the flat when the time comes.pred02 said: Anything else you would suggest?
Any language construct that forces such insanity in this case should be abandoned without regrets. –

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.1 -
Thanks. He agreed to BR inspections and will provide a GRP guarantee once the work is completed. I need to serve notice to BR and arrange for the inspections. It seems like he specializes in GRP as that's all he does also does boats. I could not find his company on the registry, not sure if its an issue or not.0

Is £5000 reasonable for new 35 sq meter GRP roof including 120mm insulation for warm roof?0
