    The house is beautifully presented and as you are getting viewings I dont think the price can be that far out.

    Just be patient. You have not been on the market for long when you consider the Christmas break.

    It's a lovely house & very well presented. It could well be the time of year that's affecting you finding a buyer.
    Ive been lucky the past few homes I've owned with getting acceptable offers within a couple of weeks or so. Did once get asking price offer the day it went live with ea!

    However once, with my first property I put it up for sale at the end of October & was very demoralised that it hadn't attracted an offer by late January. I was considering changing ea's but had a cluster of viewings in February & got 2 close to asking price offers on the same day! Since then I've only ever marketed in spring. Everything looks better then & I think more people think about moving then, especially if they have children as completion can tie in with the start school summer holidays & of a new school term in September.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Rivernight, I think the house is very well presented. Tilehurst Village is always a popular area (nice that you're in striking distance of Sulham Wood- I like Sulham Wood :)) and I also think it's early days. You're attracting viewings which is the main thing.


    I agree with some of the others that only having the one bathroom could be a drawback. Other than that I really can't see anything obvious.


    Perhaps wait for a few more weeks? If no offers by late Feb perhaps consider dropping by a little more...

  • Just sold ours & mother in laws house both went on market same day we got an offer after a week mother in laws took 14 weeks and we all thought it would be the other way round

    I agree about it being bottom heavy. The house that went for £440k is 4 bedroom but was the design below ours when new and originally a 3 bedroom house. The bedrooms in ours are much bigger as is the lounge, they have no dining room either or conservatory. Plus that house backs onto a main road with buses stopping behind the back garden and overlooking it. Trivial but they still have all the old windows, we had new ones put in two years ago. I also think ours is better maintained than that one.

    We're nearly 70 years old but we've made a point of keeping it up to date.I don't think it looks like an old persons home
