Average time to get an offer.

Our house has been on the market since the 17th December 2019. Granted, not the best time to put it on the market. The house was out on at £525k but we dropped it to £500k 2 weeks ago. We've had about 11 viewings so far, everyone has said that it is a nice house but not a single offer. We've lived in the house since 1987 so house selling feels completely new to me. We're keen to sell the home asap as we are moving to a new build and can't reserve it until we have an offer but likewise we can't afford to drop the price too low for a quick sale. Should I be panicking yet?

11 viewings and no offers sounds like a price issue.
what feedback did the agent give you from the viewings you had?

Not keen on the front photo, looks much nicer in the spring with the baskets and everything.0

Not keen on the front photo, looks much nicer in the spring with the baskets and everything. The only feedback we've had is that the viewers pretty much all are at the start of looking and have others to look at.
My thoughts are all things that I can't now change. One is that there is no ensuite, the garden isn't very big and perhaps that we have converted part of the garage to a utility room. The other part is for storage. The driveway is a double though.

The photos were taken with the lights on as it was getting dark, its the time of day they were taken.0

The house is pleasant from then inside but I think you have some competition on price for example https://www.rightmove.co.uk/property-for-sale/property-86762054.html. Even this which is a similar age and style https://www.rightmove.co.uk/property-for-sale/property-86985818.html.
Also, you only have 1 bathroom. That’s a disadvantage in a 4 bedroom house. Some may say it’s bottom heavy or a pyramid with lots of living left ace downstairs but upstairs is lacking.

4 bed detached for £440k. I am not sure why your is priced as it is. Sorry I know it doesn’t help to hear that it comes down to price but in the case it really does.0 -
It’s a lovely house and the price seems to be consistent with what else is on the market. There’s quite a lot of detached houses for that sort of price at the moment so a few to choose from plus it’s a bad time of year for getting an offer. When you look at the ones that are sale agreed, they’ve been on the market much longer.
No houses in my area are selling at the moment, which is unusual as last spring to autumn nearly every house for sale on rightmove was sale agreed. I think it’s just the time of year plus I think some people are holding off because they think there will be some miraculous price drop post Brexit.0 -

Yes, there's that disconnect between the lights all being on and the absurdly bright blue sky the agents have Photoshopped in.0 -
Its been for sale for just over a month but 2 of those weeks were Christmas and probably can't really count. 11 viewings is good.
No offers could be price (but you probably don't want to reduce again so soon) and you will probably get that feedback from agents soon if that's the case. Are you competitive with comparable sold prices ?
However with 11 viewings it could just as easily be the property 'quirks'. Its a lovely home, beautifully presented and very easy to just move into. However compared to other modern 4 beds, there are a couple of features which would put me off and you know some of them already - no ensuite plus for me the 'flow' is a bit off with smallish kitchen located away from the dining room. The big kitchen/family/dining area at the back is a popular trend and you don't quite have it. The house is so lovely though that I think the right buyer could easily come along soon - it just might be that the 'pool' is a bit smaller than for the most popular layouts.
Is there anything about the location which is not obvious in the listing? Main road, commercial stuff nearby, power lines etc which people only realize then they come to view.0 -

House looks nice & well presented. I would suggest jet-washing the driveway - it won't take much effort & first impressions count.0
