First time buyer, mortgage in principle in place. :money:

So what? There are plenty of people in that situation. You ain't special, and could always lose out to an investor: deep pockets, cash in the bank, no mortgage needed, patient and experienced, and can move at the vendor's own speed.

You really need to chill out....

So you put the offer in on Monday and were complaining here at 6am-odd that you'd not had a decision on the Monday or Tuesday (presuming you weren't expecting to have heard this morning before 6-ish)?!

    As above - chill!

And I have just said the same as lookstraightahead on another thread. Mad to offer asking price as they'll think they underpriced it. By all means pay it, but don't just offer it straight off. They are probably honouring a few other viewings. Or maybe they have nowhere to move to yet and have been to view a few to see what they can get for their money now they know they'll get asking price. If 'nothing' and their expectations were too high, they may not sell.

It's a bloody big life changing decision. You're not trying to buy a pair of shoes off someone on a local selling group!

  • So its only been 48 hours?

    Thats pretty normal i'd say.

They might even be waiting till close of play Friday to decide incase they get anymore viewings/offers this week.

Going in showing you're this high maintenance at offer stage might well think you're not worth bothering with. Nobody likes high maintenance buyers with unrealistic expectations.

    Just chill.

I disagree entirely. Why does anyone have to pander to a vendor? They want to sell more than you need to buy usually. No one likes vendors who expect buyers to wait either. I would be out the door shortly.

What do the vendors want? How high maintenance is someone who has gone in offering the asking price?
