No reply to house offer .....

Good morning, after everyone’s thoughts. I submitted an offer for a property on Monday (20th Jan) for the full asking price and are still awaiting a reply. I did it first thing Monday morning and the EA told me I should have a decision that Day. They phoned back at 5pm and said they couldn’t get hold of the vendor, but would try again tomorrow.
I phoned yesterday lunch time and asked what was going on to be told the same thing, they can’t get hold of the vendor to put our offer forward. This just seems very odd to me, seeing as the house only went on the market on Friday (17th Jan). Weren’t sure whether they are telling me porkies or if this is normal...?

I would say that if it's literally just gone on the market and you've offered full asking price, they might be thinking they under priced it (probably rubbish of course but people have some strange ideas). So they might be stalling. Or not and they are genuinely away. Just state what you will accept timewise for an answer and be in charge of the situation.
If it were me (and it isn't) I would be cheesed off already and say I will be withdrawing my offer by Friday. I hate this messing about. But it depends how much you want the house.0 -
All sorts of things could have happened - death, illness etc.
I’ve had about 2 weeks delay with a small travel agent.
Turned out his dad passed away.
It could also be they are trying to act casual but more likely they just haven’t been available.0 -
Any number of reasons are possible, most of them not negative in themselves.
Its frustrating but not unusual or indicative of problems in isolation.
If you've offered full asking as soon as its on the market then it sounds like a property that will be in demand. Its unsurprising that vendors will not be rushed at such an early stage.
You need patience in this game and also to strike the balance between reasonably keen and not desperate - this will mean not chasing too frequently. You cannot force an answer unless you are genuinely not bothered about the property and prepared to have your bluff called.0 -

Are you a first time buyer or in a chain? cash buyer etc?
They may be weighing up offers and deciding which to go with.0 -

Going in showing you're this high maintenance at offer stage might well think you're not worth bothering with. Nobody likes high maintenance buyers with unrealistic expectations.

I guess there's no harm in giving a time limit - it gives the EA an excuse to hassle the seller a bit harder.
But for example, if you say your time limit is Friday, the EA knows that you won't suddenly stop wanting to buy the house on Saturday.
(The exception might be if you say something like: if you haven't heard by Friday you'll be putting an offer on another house. But that could become a very complicated web of fibs.)0 -

My thoughts exactly, if I were selling and wanted a few days to consider an offer (or had other things going on in my life) then I would be pretty cheesed off myself at a potential buyer demanding an answer. Of course in this case it's even worse because the vendor hasn't even been given the offer to consider yet as the agent has been unable to reach them so it's even worse to get annoyed at someone for not considering and responding to an offer that they've not yet been given.0 -

Well you need to learn to be patient especially buying a property.0
