New Barett house-1.5 year old-roof tiles cracking and falling off, refusing to fix

    I would go back to their own original wording in the contract. I have had many a conversation with customer services who have interpreted the wording incorrectly.

    From the OP's description it is only the corners of a couple of tiles that are affected, so yes it can easily be attributed to weathering.

    If you could be bothered to read my previous postings you'll see I'm not a fan of Barratt Homes. With reason, as I had one, and it was a crapshow. Especially the bits that involved getting Barratt's interested in the snagging list. There were huge issues including the garage not being attached properly to the house, and the kitchen being the wrong way round.

    They will try to wheedle out of doing anything, but I would play it this way. For a start I wouldn't trust that one tile on your roof is properly nailed in or otherwise attached. No tile only lasts 2 years in the UK, not even a lower quality one which you can be sure Barratt's use. Get out a roofer (Which? Trusted Traders if you can't get a recommendation) to fully inspect the roof and give you a written report. Hopefully it's just those 2 tiles but I'll wager it's worse.

    Then write to the Managing Director of your local Barratt office - you'll need to google his name, and attach the report. Be totally unemotional but put clearly that you expect the roof to be fixed by them within 14 days. If they don't respond quickly and positively, copy NHBC, the local council (it's dangerous having a faulty roof), and your local newspaper. Copy Barratt's on correspondence with the above.

    2 years for any tiles also seems unreasonable to me, you could reasonably expect them to last for a lot longer than 2 years without any kind of weathering affecting them to the extent that they crack.

    As robatwork has mentioned, although these 2 tiles have been the ones to fall, there could potentially be more cracked on the roof which are yet to fall.

    I agree that you should get an independent inspection from a reputable tradesman, then present this to Barratt and see what their next move is.
