New Barett house-1.5 year old-roof tiles cracking and falling off, refusing to fix

Hello all,

I have a new build with Barett as the title shows. So far they have been very good with internal house problems, but recently two tiles from the roof have cracked and basically the corners have fallen off and landed on my drive way! Its two tiles not far from each other and they appear to have cracked at exactly the same spot. I have contacted barrett who say they only cover fittings and fixtures for the first two years. Then I contacted NHBC who said that Barett should be covering this and I should go back to them, if they don't help NHBC said they can open like a resolve case or something.

Looking for some advice, as what I am scared in happening is being stuck in a limbo like land where either of the parties don't want to replace the tiles. As NHBC only comes into play after 2 years it seems? My 2 year warranty from barrett is up on the 31st of May this year,.

Any help appreciated as I know replacing tiles ain't cheap!

    Your 2 years runs out on 31st May 2020?

    Then it's almost as if Barrett have admitted responsibility to you, so get them to come fix them.

    However, given the weather recently maybe that damaged it and you need to pay to get it fixed yourself, I don't know but I can't see the warranty covering weather damage!

    Replacing two tiles won't be expensive at all - but, yes, the developer should be covering this.

    No, I think they are saying that Barret will only cover internal fittings and fixtures during the 2 year period and not anything else. Clearly this is madness, if the house fell down they couldn't say "nah, only fittings and fixtures". OP, I'd juts go back to Barret with what NHBC have told you. See what they say and then open a dispute. Not much more you can do than that.

    That said replacing tiles is actually quite cheap, normally not more that £70

    Barratt Homes would cover the costs of replacing a few tiles if they had fallen off the roof. It sounds like your tiles have just weathered and bits have dropped off not that the whole tile has fallen off.

    It really shouldn't cost a lot to get a couple of tiles replaced by a local roofer.

    NHBC will not cover this after two years as their warranty only cover structural problems and have a minimum claim value which a couple of tiles will never reach.

    If I were you I would just get a local roofer in to replace them.

    For heaven's sake! After less than two years? Are they made of cardboard?

    If you sat outside for two years you would be a little weathered!

    From the OP's description it is only the corners of a couple of tiles that are affected, so yes it can easily be attributed to weathering.

    I wouldn’t expect tiles to be breaking up after two years either.

    OP - whoever you spoke to at Barrett is talking nonsense. The builder covers the first two years, and not just for fixtures and fittings. Years three to ten are NHBC and only for structural problems. Push back with Barrett.

    problem is, these builders do everything they can to put the cheapest stuff in so their own profit is as high as possible. Look at their financials, record profit, year after year. You pay for a high quality, modern build and end up with a horror show.

    My house was built in 1954 - I've lived in it for over thirty years and have only ever had to replace a couple of tiles (after they were blown off in a severe storm).

    The quality of the tiles on the OP's roof must be very poor?
