    All a huge scam with HTB there to lure people in.

    Not everyone who buys a new build uses help to buy.

    No, but without HTB the developers wouldn`t be able to rake in the money that they do IMO, in fact their market would have collapsed years ago.

    In fact one of the most effective "punishments" the EU could inflict on the UK for voting to upset their precious Grand Project would be collapsing the precious UK property market....how would they do this though? Of course probably around half the population would welcome it, but there would be quite a few long faces for sure. If UK property booms off the back of Brexit the EU are going to look pretty foolish aren`t they?

    Not all new builds have estate/management charges.

    The very green estate we have bought on has zero estate/management charges. All of the green spaces and wooded areas, of which there are a lot, are managed and maintained by the local authority.

    We love the layout of our new build home. The rooms are very good sizes for the size of the house and the house makes much better use of space than our previous 1930's ex local authority semi which wasted what little space it had terribly. The build quality of our new build is also far superior to that of the 1930's semi which was pretty poor by any standards.

    We don't have as much land as we had with the previous house but that is fine by us as we don't want a huge garden, but what garden we do have is level, useable (which our previous plot was not) and completely walled off so is very secure and private with no properties over looking it.

    You clearly don't like new builds and that is your choice but for others they are a great choice and despite what you would like to think not all new builds fit your very narrow impression of them.

    Ok, you might have been one a very few lucky ones, but that is definitely not the case in general. In my area, I went and visited 5 or 6 different builders and about 10 sites. All of them had these charges, Bovis, Persimmon, Barrat etc, all the same. I am going to rely on my own practical experience on this matter.

    It's much better if everyone knows about these things and make sure they ask about every detail. Most people seem to fork out a lot of cash and they find out about weird stuff when it's too late.

    Thanks for all your replies. I am just considering new build to use the Help to Buy scheme.
    I find that most of the builders have maintenance charges even buying a house not a flat.

    One of them that didn't have was Bovis (also David Wilson and Taylor Wimpey in some of their sites not all?! ) which is another positive node to consider the Bovis house.
    A quick google search shows that 2016-2018 they were "buying" 5* reviews on the Home Builders Federation customer satisfaction survey, which it makes me think that might be something that they are trying to hide? hence asking if anyone experienced it.

    My other option is buy a second hand/not new build but I will have to save a bit longer for the deposit if using this option.

    The idea to be ready to move in and not have to think on DIY jobs/carpet, bathroom, kitchen updates... to be honest it's making New Builds quite attractive. Even though there will always be some snags to take care of.

    It's a really important decision so I am trying to make a conscious decision and weight out all the options.

  • We bought a bovis flat new build. Great customer service. I just bought Taylor wimpey house and workmanship overall is no5 as goo£ a bovis. Customer service isn5 that great either but everyone’s own experiences are different.

    Because the Help To Borrow scheme is there to help developers and bankers not punters, it is there to keep a property bubble afloat that will damage the banks when it pops (they are already being damaged ironically by super low interest rates which are also there to keep the debt/property bubble inflated) Just think how much of a boost the real economy would get if ordinary people could buy half decent property for much less than they do now!

    Probably depends on the site/area and the office/manager that deals with it?

    I find most people nare most likely to leave a bad experience review than a good one.

    I remember one about a restaurant visit, special occasion date for something, 3 rd year running visit, left a bad review based on recent visit, did note they had a excellent visit last 2 times.  Someone commented and quite rightly - the poster never bothered to leave an excellent review on last 2 visits but did for the bad latest one.
