Good evening,
Does anyone have any experience with Cash Buyers, been looking at selling my house fast when I’m ready to sell and just wondering if there actually legit, do they offer good valuations, had anyone any experience with these types of buyers.
Any info would be greatly appreciated.

Why would they not be 'legit' if they have the money?
Valuation is just the same - it's down to negotiation. What they are prepared to pay and you are prepared to accept.
Some cash buyers think their situation entitles them to expect a lower price, and that may be true if you are in a hurry and willing to drop your price in return for a buyer who does not have to wait for a linked sale or mortgage approval.0 -

All buyers are cash buyers unless you are willing to accept something else for your house.
Borrowing money does not take a long time in the general sell/buy process.
It's people that need to sell that tend to slow things down.0 -

Basically my question is, is it worth going down this route or should I stick to tradition estate agent? I’m not in a hurry to sell just yet, but I’d like to have my house sold at the end of the year as that’s when my fixed term is up and will be paying a higher interest rate and don’t want to get stuck in another fixed term.0 -

They make their money from reselling the properties (quickly). So to cover their costs and make a profit, by definition they need to buy at way below normal market prices. Even if they offer an initially attractive price, they* have a reputation for lowering it at a later stage (when you're even more desperate). You can achieve a quick sale yourself by selling in the normal fashion at an attractive price, or by selling at auction (which might not achieve "normal" market price but at least means there is open competitive bidding and no waiting for contracts to be exchanged).
And if all you are concerned about is paying normal mortgage interest rates for a while, that's hardly a reason to get desperate for a quick sale.
