Zoopla prices are no better and no worse than they ever worse. No one with any sense uses them to price a particular property.
Agreed, but as evidenced by perusing this board for the past 3 years, there are plenty of buyers (and sellers) out there who fit this category so I can understand the OP's concern.
Absolutely nothing you can do about it though so pointless worrying, might even be a blessing in disguise if it filters out a few idiots who take Zoopla prices as gospel who might otherwise have considered the OPs property. Saves you likely problems further down the line.0 -

Quite right!
Where a buyer - or seller - has pointed to the Zoopla price for the house in question, I have learned far more about the person I'm negotiating with, than I have about the value of the property.
Tends to work out quite well - for one party to the equation!0 -
Zoopla has our house valued at double that of our nearest neighbour - a similar 400 year old property, although his is twice the size of ours (and his renovation is complete whereas ours is ongoing)
Ours is also apparently, lol, up 55% since we purchased it two years ago. Although we got it
for a good price, being a repossession, that obviously isn't correct.
Our only other neighbouring property - a ten bedroom/ten reception mansion - has no Zoopla valuation at all despite being sold for £1m within the past ten years........Mortgage-free for fourteen years!
Over £40,000 mis-sold PPI reclaimed0 -
Biggest laugh of my day. Out of curiosity cos I've never looked before.
My whole street is on it. Despite being knocked down over 20 years ago.
So nos 1 to 13 exist in reality then no more houses til further on. The whole middle of the street was knocked down but according to zoopla the "town houses" are still there just never changed hands since 1985. These were 100 year old terraced house but ok zoopla.63 mortgage payments to go.
Zero wins 2016 😥0 -
OP seems to have a similar trusting belief in Trustpilot reviews.....
Let's face it, the internet is full of sources of misinformation. I mean, just look at this forum......... :rotfl:0 -
Mine is actually far nearer its value now lol.
As above, you should never rely on Zoopla.
Even before, it overvalued one of mine by over £150k and undervalued another by £100k2024 wins: *must start comping again!*0 -
Zoopla is to house valuations as Harold Shipman was to care for the elderly.Eat vegetables and fear no creditors, rather than eat duck and hide.0

I'm more amused by the apparent price rocket in the last couple of months. Looking at properties in my area that recently sold, Zoopla seems to think that there's been a crazy rush since.. October??
Same - Zoopla seems to think my flat is up 12.4% since I bought it year ago. :rotfl:2023 Mortgage-Free Wannabe #19: £11,675.68/£13,000
Mortgage Overpayment Total: £22,397.10 -

I'm going to use the Zoopla estimate of £887k for my property to shoot down all of Crashytime's assertions that the housing market is falling through the floor. Mickey Mouse v Mickey Mouse. :rotfl:0
