Terrible New Zoopla Estimates - check your property!

I've just checked the estimates on Zoopla for 2 properties I own. Apparently they are now using a new model for working out estimated values and it is truly awful!

According to the new valuations, the property I live in (4 beds) has dropped in value by over £100K, whereas the smaller property (next door - 2 beds) has gone up by £70k. So the smaller property shows as being work £75k more than the property twice the size! It also says that the 4 bed property has gone down in value by 49% since i bought it in 2006! Not true!
CHECK YOUR HOME'S VALUE ON ZOOPLA!! This could have serious implications if you are trying to sell.
CHECK OUT THE TRUSTPILOT REVIEWS - Since the new model came on stream ZOOPLA are getting terrible reviews daily. I'm not alone!

    Zoopla prices are no better and no worse than they ever were. No one with any sense uses them to price a particular property.

    What a bizarre post. Zoopla estimates are about a useful as sticking a wet finger in the air.
    In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:

    Anybody who has ever believed Zoopla's estimates is rrather foolish. They tend to pluck figures out of the air & often half a dozen properties all pretty much the same can have wildly different 'valuations'.

    If you want a true valuation, call in an estate agent or a valuer & totally avoid Zoopla.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Zoopla has never been great at estimating house prices.

    Although for our new house it does at least give the same estimate for ours and next door which are the same house type, bought at the same time for the same price.

    Mind you the price estimate is well out still at £216k-239k when in reality it would be closer to £200k!

    Why? All that will achieve is to increase traffic to Zoopla's site and generate more ad revenue for them.

    Far better advice is to simply ignore their website and their ludicrous valuations.

    I'm more amused by the apparent price rocket in the last couple of months. Looking at properties in my area that recently sold, Zoopla seems to think that there's been a crazy rush since.. October??

    Zoopla... Hilariously inaccurate. But, sadly, it does matter, as evidenced by the OP's obvious belief in the data. Some house buyers (and sellers) do study it, and it can be difficult to disabuse them of the "knowledge" they have gained. Some Estate Agents seem to hold the faith, too. The OP, apparently, believes them and, apparently, owns two properties...

    Out of interest, has anyone tried to bias their local prices recently? You certainly could do that back in the early 2000's! I had a house to sell, a bog-standard semi Victorian rental, on a short street of eight houses, connecting two streets of larger, more desirable, but similar houses.... I "improved" the number of bedrooms of six of the eight, added excellent decoration, added a fictitious garage, and some other guff on their website .... and, lo and behold, about three months later, all the prices had equalled those of the better street! I changed just mine back, and the price stayed as adjusted.

    Now, I wouldn't suggest anyone try this before marketing their house, mind you.... :D

    Edit: sadly, I can't play along. Current home is counted as a farm, and not listed... :( D.M.Sadface time...
  • It says mines worth about £267k the most a house has sold for on my street is £246k. The council tax is off and they haven't even got the water supplier right.
