Which all made me think it would be worth more than the competition.
Further to your comments last night, I'm now wondering whether to drop the price, so our house is the "best"/ "most bang for your buck" house on the market in our area for £125K???
Even if I plan to do that though, I'm still tempted to take it off the market util after Christmas, as I can't see anyone wanting to view it between now and then (and especially not over the Christmas period).
What do the estate agents say when you ask them why there hasn't been any interest?0 -

If you wait until after christmas, when everyone is staring at their christmas shopping credit card bills, you'll be getting AT LEAST 10k less for it.
Unless you price VERY aggressively you'll probably end up chasing the market down.

It doesn't mention one of your selling points (separate shower) on the rightmove details. Get your agent to add it to the details, with a picture if possible.
I'd be really tempted to reduce the price to bang on £125K, so that it looks the best value compared to others in the area.
One of the effects of the smoking ban is that smokers now stand around chatting in pub yards, pubs doorways etc, and the noise can affect the residents of neighbouring houses. Nothing you can do about that, but maybe one of the reasons you won't get top dollar.
I see no reason not to leave it on the market, particularly if you do reduce the price. Tell your agent you need 24 hours notice for viewings around the Christmas period. This'll give you enough time to sober up/tidy up.0 -

oo, a pub right next door? Sorry but it'd put me right off and even a nice garden wouldn't help - maybe that's why all the lovely plus points you mentioned aren't making it fly.
Ditto for the smoking ban comment - you'll want to shift it before summer so I don't see why you can't leave it on, after putting a rocket up your EA etc.0 -
One of the BIG no-nos when viewing property is its proximity to a pub.
If there's a pub in the street - no thanks.
If there's a pub next door, not even going to view it.

And also what does "in the region of" mean? I'm the buyer, I'll be the judge of what it's worth. I always take offence when sellers try to dictate the price.

Why take offence?
I didn't specifically state that the estate agent market it as "in the region of".
I simply let them value it, and advertise it as they saw fit (Obviously they've done a poor job to date!).
As for dictating price, there aren't many houses on the market without a price tag on them.
The comments about the pub and road are true to an extent, but there are plenty of houses that sell on busier roads, and next to rougher pubs (It's a nice area where I live).
Forgot to mention in previous thread, it's in the centre of the village, within walking distance of all shops / restaurants / takeaways / pubs...
am I selling it to anyone yet0
