  • EAs can be woken up - we warned our EA that as we had not had any viewings for sometime that we were going to:
    a) lower the price - therefore lowering their commission
    b) put the house on with another EA - they would then have to compete for commission

    Guess what happened, we had 7 viewings in the last two weeks and an offer that we have accepted!:D Coincidence - I don't think so!

    Estate Agents prob do need a telling off, but I'm wondering if giving them 30 days written notice will be enough of a boot up the backside to get them making the effort.

    I could always mention that if the situation does improve over this time, we'll keep it on with them...

    Ceiling price for your street according to sold prices is £125,000. Plenty have sold for less. Yours is very well presented so £125,000 is probably acheivable in a bouyant market. Now is probably not the right time to be pushing the ceiling price, especially because of the Stamp Duty threshold and the fact that there are plenty of beautifully presented 2 bed terraces at less than yours within 1/2 mile. FTBs are nervous people and they oftne don't look higher than they can afford - many will set their budget at £125,000.

    There is one in your street under offer with an asking price of £124,950. You have the highest asking price in town for a two bed terrace.

    What's the industrial looking thing next door?

    Hi Guys, hope you dont mind me hijacking this thread. My house has been on market since the end of July - 4 beds, HIP date 1st August. I wasnt in a hurry to sell it in August, but wanted to avoid the HIP, so finally got my little jobs done (tiling the shower, new carpet etc) by the end of September. In the whole time its been on the market, Ihave had one viewing - from a buy to let investor......

    I've been on the the agents a few times, and they have admitted that they are short staffed and havent got the account managers in place to give regular updates. I;ve also asked them to correct the description as it isnt a 3 bed plus loft room, it is a fully fledged 4 bedroom house. Anyway, having asked them to amend stuff, like including the alarm, that there is no chain etc, they've done absolutely nothing.

    I would gladly drop the price to around 120k, but im worried that any potential buyer would try and reduce me even further. I dont want to be giving my house away. Next door is three bed, unmodernised and was valued at 105k, so I see there is quite a difference, although they sold to a buy to let for 90k.

    This is the first time i've dealt with an estate agent since i bought the house 20 years ago, so Im gobsmacked at how little they do and how they dont respond. I contacted a couple of other agents but they wont do a joint sale thingy (sorry, dont know what its called).

    Views, as honest as you like most welcome.

    OP, your house looks quite lovely and reasonably priced for a semi.

  • Regarding free HIPs, as the OP says watch the t's and c's - there may be lock in clauses and no portability between agents. As I said on another thread, if you order and pay for your own HIP direct from your local provider then you own it and so can take it to any number of agents (100% portable).

    Also, if you're in the situation where you have a HIP but are in a similar situation to Tracy where the property has been on the market for a while, you may find the HIP docs go out of date with respect to the buyer's solicitor. Make sure you get some sort of promise from the local HIP provider that they will renew the out of date documents free of charge in case of this eventuality otherwise you could annoy your buyer by making them pay to renew them.

    Tracey, first impressions of your house from the photos are that it's very dark and that it's far from spacious. Your sitting room and dining rooms are reasonably sizes but they don't look it in the photos.

    I hate decked gardens but that's my personal preference - it does look tidy and some people will see it as ideal because it's low maintenance. I really don't like that mat in the bathroom though!.

    I can't imagine an obviously portable mat would put anyone off buying a house! FWIW I think the mat is lovely... probably because my dh bought the very same one for me!

  • Thanks guys, the front room can get dark late in the day (south west facing garden); The rooms have really high ceilings and do feel quite spacious, but I have big large comfy sofas so that might not help (you shuld have seen it before I 'de-cluttered').....

    The decking is the lesser of the two evils, the concrete slabs were horrible...

    It breaks my heart to sell this house, but it has to be done, and the sooner the better.

    Thanks for the comments Doozergirl (and everyone else for that matter!). When you put it like that it puts it a bit more into perspective. (Although I'd up until now never thought of ourselves as being the highest priced 2 bed house [of our style] in the area!)

    In our defense though (the reasons we think it is worth more than others):
    • It's a semi-detached, not a terraced (I realise it's terrace styled, but it's still a Semi :p)
    • All the rooms are larger than average fthan other terraced houses round here
    • We have seperate shower (again uncommon)
    • We have a garden (small, I realise, but most houses have yards).
    • We have decent kitchen (with room for a table as well)
    Which all made me think it would be worth more than the competition.

    I'm not trying to get above myself with the above bullets, but they are the things that made us want the hosue over the competition in the area (and we did pay more than the competition was up for at the time).

    The industral looking thing next door is actually a pub, which is probably to our detriment!

    Further to your comments last night, I'm now wondering whether to drop the price, so our house is the "best"/ "most bang for your buck" house on the market in our area for £125K???

    Even if I plan to do that though, I'm still tempted to take it off the market util after Christmas, as I can't see anyone wanting to view it between now and then (and especially not over the Christmas period).

    Any further / additional advice will be gratefully accepted :)
