Yes Osbo did what had to be done as far as levelling the playing field a bit between FTB and BTL as I understand it, maybe that helped some way towards BJ`s recent victory? If you want to keep it why not just get the tenant to stay, or is he/she too untidy?0

Update: it has been listed a week and had several viewings. It is on for 3.5 k less than I would like, then there are the 6k agent fees.
I am now recovering from a knackering past week cleaning round the tenant and getting passable photos done. Tenant has found a new place and will go within 30 days. It is a worry having to get a new tenant if I cannot sell, but the mess factor was pretty worrying and we found some pretty disturbing stuff in the property which means that I now know I was bang on to serve the s21 and get either a sale or a new tenant. But things are not budging fast enough for April 6th and the tax deadline for me. Rents seem better and on the rise. Have to wait and see."
