The mortgage lender - TML

Hi wondering if anyone else has had a mortgage with the mortgage lender there seems to be very little threads about them
Full application went in 9th December all fees paid etc since then apart from one question regarding a direct debit there has been nothing

Just a bit anxious as when the application went in there site said 3 day turn around and tomorrow it’s been 7 however our MA said at this stage no news is good news just wanted to know other peoples names experiences ?

    Your MA should be tracking this for you. Less than two working weeks has passed. When was the properrty survey undertaken?

  • Haven’t had a date given for the valuation yet and the question about direct debit was asked Friday morning

    Valuation will need to be conducted to ensure that the property provides adequate security fore the advance being made.

    Given the closeness to Xmas. Little is lightly to happen now until the New Year even if the mortgage offer does come through.

    3 working days from Friday would be my guess.
    I have no idea what is classed as a working day or not between now and the new year but I think today is probably day 1.

  • Hi, I have a application in with the mortgage lender, full application submitted on 4/12/19 and application fees paid via broker on the 9/12/19 they asked for completed direct debit mandate and signed mortgage declaration. Then on 12/12/19 they asked for last 3 months business and personal statements, accountants letter to confirm I can draw out some funds from the business bank account to use towards the deposit without any determiner to the business.
    The mortgage advisor advised after these documents have been assessed they will instruct valuation.
    On the 19/12/19 they asked for a copy of my passport and was advised by broker they are still reviewing the application.
    Still waiting no valuation instructed as yet
  • It’s stressful isn’t it! I’m writing off a reply now until after new year I know they return to normal hours on the 27th but not sure about mortgage advisor

    I was asked to provide the bank statements passport etc on the day of application as our mortgage advisor said it would be a lot quicker if I gave everything up front
  • Yes, it’s very stressful this waiting around! Il keep you posted if I hear anything but I doubt it will be before new year
  • I had an update on 31st they wanted one document and said that’s all they were waiting on to do full underwriting, provided it yesterday and mortgage advisor forwarded it on today

    That’s great hope you get your offer soon!
    I also got a update today the application is now with underwriter and you will get an update tomorrow or Monday.
