That's cost and irrelevant to usage. Moreover, apart from the fact that fuel prices contain elements of more than one fuel in a majority of premises and we no nothing of the split used, they are only those current by some sort of average.davidmcn said:

Therefore they become of less and less value over time. Add to that that information required has, if I understand rightly, changed over the years, a elderly certificate is BUMF.
IMO the scheme gives a Completely Rubbish Application Result.

When the energy consumption figures are based on "what the average household would use in this property", it makes a mockery of the "potential savings".. Sorry, if I'm looking at a report, I want to know what the real world figures are for that specific property, not some pie in the sky number grabbed from out of nowhere. And if you are giving me energy consumption figures, use the relevant units of measure - That is KW/h, not £/3y - Depending on the supplier, the cost of energy could vary hugely.The whole EPC thing is pointless - If you want to know what the real energy consumption figures are, ask the vendor for the old bills... Or if they have a (working) smart meter, the IHD will show limited historical data.Any language construct that forces such insanity in this case should be abandoned without regrets. –

Just had an EPC done on a rental property before the April 1st deadline and the guy wasn't there 15 minutes! However, he managed to "get" it up to "e" rating so 60 quid well spent. Absolute nonsense.0
