    Primary energy use is different to just adding up different fuel energy uses - there are factors for each fuel type, ie gas, oil, electricity etc. The factors take into account the amount of energy used to deliver a kWh of a particular fuel.

    How a how accurate are EPC ratings? Like trex I have looked at the EPC from the time I bought. 6 years ago my flat was 1 point off being a C but the identical flat next door, for sale at roughly the same time was rated at C.  6 years ago the estimated running costs were 25% higher than I currently pay.  Go figure!

    If I understand correctly the calculations are based on average mythical households' use, so I agree that their worth is little. All the same, how things relate one to the other should be transparent to aid understanding.

    Ours for our current house showed the figures over a three year period.
