Advice on buying a property but only if it can be extended?

    Google (or other search engine) "planning consultant" with the town that you live in. You want someone that knows the planning team in your council. I suspect they will be able to give you advice for a few hundred pounds.

    Me as a home seller. Why would I wait around for you to get planning permission on MY property and then sell it to you at the previous price when it could be loads more with planning permission.

    You don’t get both bites of the cherry you don’t get to to buy a house with planning permission for an extension at the same price as a house with no planning permission.

    Would need to find a pretty desperate seller

    You could look on the planning portal of the council where the property is and see what planning permission has been granted on to give you an idea. You may also be able to speak to someone in the planning office who could give you informal advice, they would not be able to give you any guarantees one way or the other but if it looked like it was going to be a complete non starter they may give you a steer.

    You could also look on the government website and do some research yourself about permitted development.
    Side extension, six/eight meter rear extension single storey !
    What do you want to achieve ?
    Have you got a spare £60/80/100,000 ?
    That is the sort of money you need for an extension

    If someone made an offer on my house, subject to getting planning permission, I would decline it.

    Look at the planning portal to see what is permitted development, ie doesn't need permission. You may be surprised what you can and cant do without PP....or just buy a bigger house to start with.

    If you do not know how much consultant fees are how do you know how much a 2 story extension is going to be? Seems like you haven't done enough research.
