We Buy Any House

thinking of selling my house in the North East to a "We Buy Any House" style company...

Does anyone have recommendations?

Any good or bad experiences?

    You'll get a better price if you sell using a regular estate agent (or even using an auction)...

    ... because they'll take a smaller 'cut' than a 'We buy any house' company does.

    Why are they buying your house? To make money on resale, after all their legal costs, internal costs, taxes and profit.

    How do they do that? By paying you a lot less than they know it'll fetch on the open market.

    Where in the North East? Things have been selling pretty well this year in the areas I am familiar with, much better than last year and prices are up. Have you tried the usual selling route via estate agents? Can't see why you would need to do anything different even for a quick sale (often the we buy any house companies end up taking longer and you will get a lower price).

    I used to work for a solicitors firm that dealt with quite a few of these transactions for one of these firms. Based on prices of other properties being sold on the open market I would say they were buying at roughly 25% less.



    Other posters have reported firms reducing the offer just before exchange but I only ever saw this on a few occasions where there were major issues (one that sticks in my mind is a flat that was absolutely riddled with asbestos). I guess the major benefit is transactions go through very quickly, most would go through in less than a month, some went through in less than 7 days.


    Relatively frequently the transaction would complete and the quick buy company would already have a buyer lined up paying full market value....... Obviously these transactions wouldn't go through as quickly but they would be making £tens of thousands for very little work.



    As others have said you would be better selling through an estate agent. Get it valued and instruct the agent to market it for 10%-15% less than the valuation. Give them strict instructions you will only sell to a cash buyer who can prove they have the funds in an account they can instantly access and give them a deadline to exchange within 14 days. A committed cash buyer waiving getting searches done who instructs a solicitor/conveyancer who can move quickly can definitely get this done. Where I live you would have enormous interest and no problem shifting a property in this way for more than you would get from a quick buy company. You could even do a contract race with multiple buyers to not put your eggs in one basket.



    If you're not keen on that stick it in an auction.
