Breached lease renting on Air B n B

    I'd bet it was a neighbour who reported the breach, not the managing agents searching. If I'd bought a flat I'd know all the clauses and I'd instantly spot the "coming and going of strangers", especially if they were clod hopping past my door, blocking my car parking space, being noisier than usual residents, or just looking "a bit like riff raff".

    Most owner occupiers with such restrictive clauses buy because they are there - and will be hot on those breaching them.

    So, my money's on one/several/all the neighbours... and, while you might think "I bet it's her/him from number X" you're probably wrong. It'll be some/all of them and probably not who you'd expect.

    My current situation is that I own this property which I am renting on Air BnB.
    I am sharing a flat with a friend whilst my flat is on Air BnB. I only own 1 property.

    I could rent my property out normally and get around £850 a month for it, but I of course have to pay my friend £500 a month rent..... So I won't be making a whole lot of money from my flat to cover these huge bills I have.

    What is AST? Is that just normal renting to a tenant?
    An AST is an Assured Shorthold Tenancy. Before considering this:


    a) check your lease!!!! You should be OK with Clause 3.20, as the flat would still be "a single private dwelling for residential purposes only", but there may be another clause prohibiting letting.

  • Ah I see. Yes we can rent our properties out, but need to pay the management company some kind of administration fee to get their approval, it is something extortionate like £500.....

    In this case, I'd suspect that the OP is right:
    Perhaps the concierges have been feeding them who is coming and going from my apartment?

    The concierges will be employed by the managing agents, and probably have instructions on what they should report back to their bosses.

    And it's very, very likely that Airbnb guest arriving and finding a concierge sitting at a desk in the lobby would say something like "I've got an Airbnb booking for apartment nnn, which way is it?"
  • I have a feeling it was the concierges. They are total jobsworths..... But heaven forbid you would ask them to actually do/help with anything. You would think you had just asked them for a kidney.....
  • I am sure some guests would ask that. Even if they didn't;t it is pretty obvious what was going on. Groups of 4 with luggage going up to the 8th floor over and over....

    I wouldn't mind, but the management company knows how people in the building are struggling to pay these huge bills, I thought they would just turn a blind eye

    Then just get a Lodger for extra income, both saving on your own rent elsewhere and getting income that is not in breach of the lease.

    Sparerooms is a good starting point
