Rent a roof solar panels - what paperwork is needed?

Our panels are with A Shade Greener and we are going through the sale of the house.

We have zero paperwork, we’ve realised what we thought was the lease agreement (should have checked I know) was an unofficial fact file. We’ve asked our solicitor but they were a little vague in the first instance. We’ve managed to get hold of ASG so I want to list off everything we need without needing to fight to get hold of them again. What else is needed?

They’ve told us they’ll charge £280 for documents, but I’ve asked them to clarify what is included. We actually already god hold of the MCS document via MCS, so possibly just the lease agreement?

    Land registry should have a version of the lease agreement, if you look at the Title Register for your own house there should be a entry in the "Charges Register" section, and further down the document under "Schedule of notices of leases", this gives the lease overview including dates and the title number you will need to download to get more information (costs £3).

    Assuming you have a copy of your own deeds and the lease title number you need to do a detailed search which allows you to put in the title number. I don't have a direct link to it, but you get to it by:

    On the HM Land registry site (which I can't put links to as a new user, so you will need to paste the broken link below and delete any spaces) put just the leasehold title number into the request form

    The lease will be the main document that the buyer's solicitor and buyer's lender will require.

    As mentioned above, that should be obtainable from Land Registry.

    They will want to check that the lease meets Mortgage Lenders' minimum requirements.

    But as with anything related to a property purchase, the buyer might can ask for additional documents they choose.

    Maybe things like:
    • A quote for 'buying back' the lease
    • The original installation survey
    • Evidence that the roof structure was checked for carrying the extra weight
    • etc

    So they might ask for all those things and more, or they may ask for none of them. (And some of those documents may no longer exist, or they may never have existed.)

    And it would be up to you whether you choose to provide those documents.

    And it would be up to the buyers to decide whether to walk away if you don't provide them.

    Completely agree with the above, which seems to be what you are doing anyway :)

    Buyers and their surveyors are certainly asking these questions much more now, especially if they Google about leased Solar Panels.

    What may be problematic is that "A Shader Green" don't give an option to buy out the the lease and panels, which some buyers would want to have done prior to purchase or discounted sufficiently to cover the cost.
