New build- should i have made an offer?

Hi,
Hoping to get a bit of advice....
So we have reserved a HTB property which is on at £310k. We have paid £500 early bird reservation fee. We have not yet gone to full reservation which we do in middle of December.
I have seen lots of info about down valuations and making offers.
I asked the developer when reserving so do we make an offer? She said no we don’t accept offers the price is the price...
We are in love with the house but don’t want the wool pulled over me eyes...
Is it normal for new builds to just pay what they ask?
I have pushed for discount n stuff n so far got a free dishwasher...
All flooring and other appliances included.
Any advice would be great.

If the deal isn't done then see if they will pay your stamp duty as well.
We got £10K off the price, £10K stamp duty, flooring and white goods. They need to achieve a set nett price, the gross is the advertised price so they build in all the discounts, if it is one of the large house builders with 10's or 100's of properties going up, smaller builders dont normally play these games.0 -

If it genuinely is "early bird" (i.e. the property has only just been released for sale), then it's unlikely that they would accept an offer below asking price.

Did you say (and they believe) that you would walk away unless they accepted your lower offer?
If you gave the impression that you'd like to make a lower offer, but you're prepared to pay the full asking price...

You can try and negotiate on anything and everything. They can agree, or not. You can accept their response and get on with it, or reject it and threaten to walk away. They can try and bring you back to the table, or let you go. You go, or come crawling back. And so it goes....
At the end of the day though, it's the price you both end up at, not the price which you started at, which counts. So, are you happy to pay it, or not?0 -
You have less chance if you reserve early of getting a discount. They tend to discount plots when they are built and sat around waiting to be sold.
If you are willing to take the chance that the plot won't sell and wait until it is built then you are likely to get a better overall deal.
If you really want that plot then you pay the price for securing it early.
We waited and got our plot at a heavily discounted price, previous plots of the same house type had sold for £235k, we got ours for £210k with a £10k deposit contribution, stamp duty paid, very good part exchange deal, legal fees paid and flooring throughout.0 -

Our HTB new build was also £310k...they wouldn't budge on the price, and we had to negotiate a package to suit our needs. Ended up negotiating SDLT and legal fees paid (worth approx £6.6k), but in our case the house comes with appliances included as standard (fridge/freezer, s/s hob and s/s oven). Did have my heart set on a dishwasher, but hey ho we'll just have to buy one of those ourselves!0 -

Sorry what is SLDT?
We are set on the house and don’t want to lose it but wanted to make sure we wasn’t missing a trick that everyone puts in offers or if we just pay the price.
Never bought before so as mentioned didn’t want to just pay if everyone else has made offers etc.
We don’t want to lose the house and happy to pay the asking price but like every who doesn’t like a deal...
Guess we got our free dishwasher ha ha
I’ll push for legal fees and stamp duty but stamp duty only 5% over 300k so £500 nothing major but somethings better than nothing0 -

Ah, we didn't get FTB discount on the SDLT, so it's £5.5k for us0 -
I’m a first time buyer of a new build too and have been kicking myself about the same thing. I said, “Is there movement on the price?” instead of just making an offer!
They came back with “No, but we will do 1k towards legal costs and carpets to lounge, stairs, landing and bedrooms.”
It’s a smaller developer and our plot hadn’t even been released for sale, plus only two of this property available, so we were happy that we got something thrown in. Luckily, the house comes with all white goods, flooring to all other areas and a turfed garden etc.0 -
Yes everything including with ours too intergrated appliances, turf flooring tiles etc so really nothing they can through in...
It’s a big developer and other sites have offers on such as 5%deposit paid. I queried this and she said that’s really for struggling sites and this site is selling way off plan0
