A friend of mine works in law enforcement and has been sent on several drug busts to Garston! Knutsford is fine enough, I'm not sure where you mean when you say Tudor though, sorry
Original settlement date: Dec-54 Projected: Jul-55 (due to 3 month mortgage holiday!)
  • My knowledge of Watford is loose, but from what I know:

    - West Watford near the hospital has a lot of Edwardian/Victorian housing, but seems quiet enough. This is also near the large Cassiobury Park.
    - North Watford can be rough a bit. This is near the M1/M25 junctions.
    - Oxhey and Bushey are quite enough, though there are lots of newer flats in the town centre. The town centre is excellent for shopping and Watford Junction is 20 minutes from Euston, and on the West Coast Main Line to Birmingham, Manchester, Liverpool, and Glasgow.
    - Garston is pretty dour imho, but the area on the way to the A41/M25 junction (north of Cassiobury Park) is very well to do.

Watford is not as upscale as St. Albans, Hitchin, or Harpenden (or Hertford on the other side of the county). But it's kind of like Luton in Beds, but with a far better town centre and no airport.
  • I've heard instances of crime around Garston and Knutsford, but then the housing itself is standard. Most of northern Watford is typical 1930s/40s style.
I think Abbots Langley or Leavesden (i don't know if that's Watford proper or within Watford Borough Council's area) are nice too.
Rickmansworth is nice and not too far, as is Borehamwood. Radlett isn't that far, but nice and expensive. Northwood and Pinner are in London, but are expensive and aren't too far.

We used to live in Croxley Green...close to Cassiobury Park, Whippendell Woods and the Grand Union Canal. Nice quiet area (but that WAS more than 30 years ago)!

  • There is an awful lot of building work happening in Watford especially near the Watford junction station.
Lots of new houses/flats and a new school

Nascot Wood is nice if you want to live near the centre.

I know it extremely well but too many areas to describe. Avoid anything on top of the Meridan estate and some of Garston (but some areas are actually v desirable). £5-600k will get you something decent but possibly not near Cassiobury Park. You wouldn't want to be near there this week, lots of road closures as NATO are meeting at the Grove nearby.
If you post up some links or road names we can advise further.

Oh just to mention people throw out areas like Bushey/Oxhey and then Leavesden. Watford traffic is bad, and can be awful at rush hour especially around the station from the M1. It can take 30 minutes to get from Oxhey to Leavesden for example so like living in another town completely. Factor that into your choice of schools.
