Watford good areas?

Can someone from Watford advise me about the best areas, good areas and places to avoid? :o


This is for moving to Watford area with family - so being a good catchment area for secondary schools (e.g. watford grammar) is desirable.

    The Grammar Schools (The Boys and Girls are in different bits of the Town) offer relatively few places based on the pupil's living location. You can google and find their (complex) admissions criteria easily enough.

    How much are you looking to spend and what sort of property do you want/need? and where around the locality will you be working as that will also have a bearing on where you want to live (transport to/from).

    I checked school admission pages and pretty much whole Watford is covered.

    Looking for semis for 500k-600k. As long as area is not dodgy not much fussed about location.

    Not enough information. Good area could mean expensive so housing costing over £million.

    There are only 39 results on RM for houses in Watford in that price bracket (taking off terraced houses). Perhaps add links here of those you are interested in for feedback.

    Did you look at how many places there are?



    Whole of Watford is covered and most of Harrow too.



    Anything that has Bushey station as the nearest station will nearly always have parking problems. Avoid anything that says South Oxhey on it or is near South Oxhey.

    Please assume unlimited budget :) I am interested to know best areas. After that I shall look for something which I can afford.

    Cassiobury park area up is very nice.

    I'm sorry I can't advise anything to do with schools or catchment areas but the ones below are places you should avoid and some that are nice.

    Avoid: Garston, South Oxhey.
    Generally nice-ish places: Kings Langley, Leavesden, Oxhey, Bushey, Rickmansworth
    Original settlement date: Dec-54 Projected: Jul-55 (due to 3 month mortgage holiday!)

    Is there any reason to avoid Garston? That area felt OK on visiting few times.

    What about Knutsford, Tudor areas?
