    You'll have an AST and the earliest the LL can serve a S21 is after 4 months to expire after 6 months.


    Then offer to Complete the sale by ed of Jan if the seller reduces the price by however much rent you'll have paid at as at the date of Completion.

    As stated, 8/9 weeks is not a long time for the deal to go through. In fact 8 weeks is typically right at the quickest end of a deal with a mortgage and a normal pair of solicitors. It may well not even be your solicitor that we are waiting for - do you know what stage you are at?

    The seller’s expectation is therefore unrealistic and so is their demand for some kind of payment, even leaving aside the fact that the price has already been agreed in principle. That’s why some of the responses have been so unequivocal about rejecting this. But ultimately it’s just a negotiation, no matter what the reasoning. The seller is either trying to shake you down, desperate for cash to keep afloat, or fairly delusional.

    I cannot guarantee this 100%, as the seller may not be that rational, but I suspect it’s highly unlikely they will withdraw from the sale if you push back hard. They aren’t going to get a new tenant in, as they then won’t be able to sell with vacant possession for 6 months at least, and they may well have to pay heavy finders fees if using an letting agent, and they may still be liable for a sale fee if they abandon the process in this way.

    If you give into this, you have to ask what’s next given the sort of counterparty they have shown themselves to be. I would also be prepared for annoyances ahead, because a seller like this would probably gazump you in a flash if they had the option of a higher offer (in fact that would be the only rational reason to ditch you as a buyer).
