Hi All,
I am in the process of buying a house. My offer has been accepted and all was going well until this week.
The house was previously rented out and now the estate agent has contacted me saying that the current owner is concerned that the sale is not going quick enough and that if I do pay the current owner the equivalent of one months rent they will pull out of the deal. Is this a normal approach?
Any advice welcome

It's not uncommon, that sellers/buyers try to shake down the other party for more money once they know that they are invested in the process. This seems like one of those things.
If you have done everything as expected, I would be tempted to call their bluff with the risk being that the seller keeps his word and pulls out.

No and I'll be telling the vendors EA to go and take a hike

Until the exchange, either party can pull off from the deal without repercussion. The reasoning behind asking for more money or offering less money is irrelevant. It boils down to two choices:
A) Accept the demand, in which case, don't just pay the "rent", but add it to the purchase price. Otherwise the vendor can just pull out after you pay the "rent" and there is nothing you can do about it.
Call their bluff and stand by your original offer. 0 -

I'd be saying to the EA 'so what did they say when you told them the process usually takes around 12 weeks?'
Chances are they didn't back you. Remind them you're paying their fee, not the buyer, so you suggest they try to placate them.
