Why would the following not work?
Take our first load to our new house once we get the keys, on the way back hand a set of keys in for our house and pick up the last of our stuff and leave the other keys posted through the door, then by the time our buyer gets to our house we should be gone.0 -

You will not own two houses simultaneously. You should not have access to the house you do not own. Not even for a minute.
I don't know how to explain this any more clearly to you.
Anything still in the old house after completion, is no longer your stuff. It's not in your house. It's somebody else's stuff that got left in their house when they bought it. And your buyer wants to move their stuff in.
Before completion, your vendor will probably be moving THEIR stuff out, and they'd be mad to let you start shifting your stuff in to their house.0 -
If you have to sit in a van waiting for keys what are you supposed to do with dogs and cats?
Cant keep a cat locked in a cage for hours while you wait for your keys.0 -

* You will not get the keys till you have paid your seller.
* You cannot pay your seller till your buyer has paid you first.
* As soon as your buyer has paid you, it is his house.
* There is almost certainly a delay (half hour? 2 hours?) between you receiving the money and 'selling'your house, and you paying for the new one and 'buying' it.0 -
