Should seller pay for my rent, whilst waiting for chain to complete and exchange contracts?

    OP, thanks for taking the replies in good spirit. This forum has a wealth of knowledge, you could do worse than hang around and read some of the threads.

  • I'm wondering now how you can buy houses without a chain? How do 'normal people' free up the money to buy their second or onward purchase ?

    weekly updates on chain progress are provided.

    Attending weekly Yoga sessions will be better for your mental well being. However well intentioned. Micro managing the whole process doesn't bring enormous benefits. Not least as you'll have no control over events as they unfold. Save your ammunition for when you really need it.
  • gotcha - yes expecting searches and conveyancing to take up to 8 weeks no problem, but worried about chains failing and the process dragging on to 5,6+ months. Thanks for the input though.

    The searches and conveyancing usually take at least 8 weeks, just so you have realistic expectations. I'm looking at completion 20 weeks after I instructed my solicitors - but I'm in a long chain with 9 properties.

    Yes, I vaguely recall that is the quickest you can ever get the Land Registry to move; that is with no delays whatsoever. Factor in a bank holiday, it will take 8 weeks and 1 day; as soon as they start going on holiday/off sick it will take as long as it takes and there is no SLA, sorry. The time at the LR is always, "whenever", after you have listened to them moan about how busy they are for about ten minutes.

    Come up to Scotland and buy. My neighbours put house on market last Friday, sold on Monday, move early January.

    Lucky you. I can only say my experience has been very different. Perhaps it depends on area, I don't know.

    I've just moved from Aus and chains do not exist, so the concept is entirely foreign to me. It sucks for the renter to commit, and then have to wait potentially many months for everything to line up.
    I guess we can always pull out before exchange of contracts, but we do like the place.

    Our purchase in April was from reservation to completion in 25 days. Slightly different as we part exchanged our old property against a completed new build so the process was very quick.

    Our previous purchase should have been simple as we were first time buyers and the vendors already had another house. This sale took 12 weeks due to our inept solicitors.
