Should seller pay for my rent, whilst waiting for chain to complete and exchange contracts?

    I've just moved from Aus and chains do not exist, so the concept is entirely foreign to me. It sucks for the renter to commit, and then have to wait potentially many months for everything to line up.
    I guess we can always pull out before exchange of contracts, but we do like the place.

    Ah OK that explains why you thought it might be feasible! Seriously, I'd look at a much info as you can, the process is probably completely different if you have no chains in Australia.

    Not rude; fact. This is not Australia; here, houses are not usually sold at auction which, I believe, is the norm there. Houses sold at auction in England are usually those which will not sell any other way, just like cars.

    Our laws are what they are, for good or ill and there has been plenty of discussion on this forum about the largely loony laws in England regarding property. If you recall, a change to forcing sellers to provide Home Buyer reports was tried several years ago; it did not take.

    Perhaps the OP would find those in Scotland more to his/her taste: It does seem to be popular opinion on here that their system makes more sense than ours, which makes about as much sense as the Fahrenheit scale; that does not alter the fact that it is the law.

    I realise things are done differently in this country compared to Au, but you can't change how a whole country operates. I'm sure there are advantages and disadvantages to both systems.

    You are currently paying rent, which is allowing you to live in a property so its not completely money down the drain. It also allows you some flexibility. Properties rent in Au too, as far as I am aware lol. If a survey brings up something completely off about the property, you can withdraw at any point until exchange.

    But most importantly, it sounds like the vender didn't get the price they wanted for the house, so trying to negotiate a lower price based on your rent will likely cause the vendor to change their mind again. Its an interesting idea, but not usual in this country, and could cause you to lose any money you have spent on surveys and legal fees.

    You are being a bit dismissive about the chain process. It is frustrating but there can be genuine problems that cause delays. You are coming across as a bit of a 'how dare they delay me and cost me money' character which could seem a little unpleasant.

    Just concentrate on the fact that however long it takes, you will get there and have purchased a property you like to live in for as long as you want.

    Even a chain free property can take months to buy due to unforseen problems.

    Chain free doesn't necessarily mean quick. I was the middle in a chain of 3 - my buyer - me - my new build (already built) house. It was mainly the new house that had the issues and caused hold ups, although my buyers solicitor could have been more proactive.

    ... And that is fairly quick, in my experience. Never managed to complete on a property yet in less than 5 months and that is with no issues... Had I known then what I know now, they all would have taken a heck of a lot longer.

    Actually I do know of a case where the vendor at the top of the chain paid the rent of their buyer’s buyer in order to speed everything up - but it was a very special case (literally a deathbed sale, and avoiding the delay of going for probate).

    I can’t see anyone else doing anything but saying ‘jog on’ and probably something rather less polite.
  • If you'd struck lucky & been able to move in & stop paying rent earlier, would you have planned to pay vendor the rent you'd not paid?
