You need to get a few valuations as well and find out what deals the agents can do for you.

EAs don't tend to call it a valuation, they tend to call it a 'market appraisal'.
It might help you to understand the 'dynamics' of the process.- The way EAs make money is by selling houses - so they want you to 'hire them' to sell your house.
- So they will be very keen to come and look at your house to give you a 'market appraisal' (It'll be like giving you a 'sales pitch', they'll be telling you reasons why you should hire them.)
- So they'll essentially be saying things like, "If you hire us, we'll be able to sell your house for £x." So you could describe £x as their valuation (or sometimes, you could describe it as an overoptimistic number that they mention, to persuade you to hire them).
- Whilst they're giving you their 'sales pitch', you can ask them what things you can do to your house, to make it sell for more and/or sell more quickly

It's worth reading up on the many internet sites that give you tips on 'showing' your home. A lot of it is common sense, but you'll pick up some tips. And do keep an eye on the 'have a look at this!' thread (for many tips on what NOT to do...:rotfl:)

One thing that might prove helpful to you is to look at other similar on Rightmove and critique them.
You can learn a lot on how to present your home to others by looking at how others either do it well or fail miserably.
Declutter is the main point,dont make your house too personal to you so that may mean removing some personal effects whilst you are marketing it.
Just have the furniture in that you need,creating space for example is far better than sowing a property that has so much packed into it you cant move.
Clean bathrooms and kitchens...you wont believe how many photos I've seen of dirty sealant or showerscreens.
What you have to try to achieve is a property that others can see themselves living in...people dont always need to see how you live...if that means toning down any walls or neutralising paintwork then spend a bit of time doing that.
Gardens and outside space are challenging at this time of year but make sure things are cut back and if you can a few pots or planters will help lift a drab winter spacein S 38 T 2 F 50

To be honest the valuation will be done with the buyers mortgage company. In my opinion dressing it up will only mean the estate agent has the excuse to value it for more than it's worth, which means you will hire them, only to be disappointed when your buyers tell you they can't get the mortgage at your 'sold' price as the 'real' valuation is less.0
