what factors are taken into account during house valuation?

partner and i are looking into selling our first house and obviously want to get the most bang for our buck :) what do we need to do to get it looking ship shape for the agents??

    First impressions make a big difference. Tidy up the approach to the property and the frontage.

    Clean the house to within and inch of it's life paying particular attention to the parts first seen as someone walks through the door.

    Declutter while still making the house feel homely and lived in.

    Know who your target market are and dress the house to suit.

    Research the sold house prices in the vicinity so you know what price to pitch at.

    Don't let an EA over value and have a month with no interest ..due diligence first

    there are still some works to be done to the place to consider it "finished". anything we should take care of that will make a big difference to the valuation but won't cost us a fortune?? :D

    We were in the same position in March. We reserved a new build and part exchanged our existing house against it. We had three days from reserving the plot to three sets of people coming out to value it.

    We splashed a bit of paint around in the main rooms, the kitchen, living room and bathroom and made sure that everything was as clean and tidy as possible.

    Don't spend a fortune on it as people might not have the same tastes as you and not like what you have done to the property.

    In the end our efforts got us the price we needed for the house plus when the developer put it on the market, it sold within two days for the asking price. Had we been selling it ourselves we would have thrown more money at it which in the end it really didn't need.

    Ask the agents when they come to look at the house.

    They show lots of people around properties like yours, and get feedback - so they should be able to give you some good advice. To a great extent, it depends on your target market.

    One EA suggested to me that 'gleaming bathrooms' should be near the top of the list. Because however nice the rest of the house is, the 'lady of the house' might veto the house, because she can't stand the thought of using a bathroom that hasn't been kept clean and hygienic.

    (But I guess other EAs might suggest other priorities.)

    as a lady, i agree a dirty bathroom can be a straight turn off. thankfully ours is already sparkling ;)

    Why would you pay for a valuation?

    Most do their valuations for free.

    You need to get a few valuations as well and find out what deals the agents can do for you.

    Estate agents don't charge for valuations.
