As a buyer I've viewed one property so far, good size, needs TLC, but needs a good airing....agents were surprised I said it smelt heavily of cigarettes as they couldn't smell it.
All the way home all I could smell was the smoke on my clothes.
I'm hoping to do a second viewing and fingers crossed they have aired it!Mortgage started 2020, aiming to clear 31/12/2029.0 -

I have been selling a few properties both commercial and residential over last few years. The same buyer has offered 20% below on a residential and a commercial property in different villages. I may have a crashy time stalker.
I nearly had to help an elderly couple up the stairs, in a three story property. They must have been fully aware it had stairs. lol . There feedback said the stairs were too much for them.
I had an architect view /measure up a commercial building for 2 hours. (property was 4 walls and a roof). Then he called back and said he would need a second visit for longer. So he could do some more measuring up. (he never actually got back to me)0 -
Told estate agents happy to do work within reason.
EA said "great house for you to view, needs a little work, nothing major'
Visited: had no ceilings, windows didn't fit, he said the kitchen was going to be fitted by seller any day now...seller was living there and kitchen was a bowl on the floor and one table.garden was nice though!
Amazingly was priced only £15k less than others and actually sold for £2k less than asking!!0 -

Be warned, 'a good airing' won't get rid of the smell of cigarette smoke.
It can take the full stripping and replacement of any porous surface and soft furnishings.0 -

I went to view a house where the buyer and his wife showed us around. I know before us they showed another couple around. I recognised the decor of the house and complimented them on their taste and house condition. It was in a good condition so I put an offer in 30k less than asking price.
The old couple had a talk and showed us the offer the previous couple made. It was their second visit and they made a list of all the faults and what they would change and offered 20k less than asking price.
However since we were a "nicer and more polite couple" they accepted my offer and didn't mind losing 10k!?. Even the estate agent couldn't understand and tried to change the couples mind but they luckily didn't budge. So the awkward viewers did us a favour.
Also on my student days went to see a large house which was advertising a room really cheap. The landlady was an old lady and the house was in terrible condition with students living in really damp and horrible condition(4 Chinese student in a garage) . Whilst showing us the room one of the students complained that toilets blocked again. The landladys responce from bottom of the stairs was "what do you eat? You s**t always blocks the toilet!!"0 -
We had something similar on our 2nd house in the early 90s. We offered £82.5k on a house valued at £87.5k. The owner, a very nice lady, accepted but then had an offer at full asking price from another viewer a couple of days later.

She turned it down, saying she'd already accepted our offer and, besides, she wanted it to 'go to the nice couple with the young baby'0 -
When we sold our last house it was to a young couple and their baby who lived local to us. Almost every day the guy would walk past the house looking in the window ( we had a very small front garden ), I would walk in the local park with my dogs only to find him walking behind me for most of the time I was out, he came to visit the house at least once every two weeks to check on something or other. A couple of weeks before they took over the house the visits became more frequent we even ended up with some of their furniture in a spare room. We came home one day to find a lot of their garden planters in our back yard but the best was two days before they took over the house, once again the guy was in the house and just before he left my husband caught him taking the back door key out of the lock, he thought it would save time on moving day if he already had a key to the house, obviously my husband took it of him and said no he could wait until his solicitor gave them to him.0

I didn't have any really weird viewers (as far as I know -the agents did the viewings)
I did view one house - It was hilarious, as while the agent was there, the owner was also present and he kept pointing out all of the fauts and issues with the house. The agent was desperately trying to stop him , to no avail!
(I didn't buy it, even without the owner's helpful commwents, I could see that it needed a lot more doing to it than I was willing to take on, plus it turned out that the neighbours had a right of way over part of the garden which was a complete no for me)All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
