Positive time lines on house buying?!

  • Mkaa- we bought a house in 2014. We moved out of the area in 2018, and tried to sell then but sales fell through so we let the property and only sold in September 2019. We moved into rented accommodation ourselves so this new purchase will be our only home.

    Husband went in to see the EA and we have more clarity - enquiries should be returned to our solicitor early next week, vendors enquiries should be a few days later, THEN we can discuss exchange! I’m on such a rollercoaster with this!!

    Try not to assume exchange will be imminent. All enquiries have to be satisfactory before exchange and enquiries can drag on when some are not answered or the answers are too vague, or there is paperwork missing. Hopefully that won't be the case but in order to manage your expectations, don't get too fed up if the solicitor has to ask for further information or has to clarify points or refer to third parties, i.e. the lender.

    I would say fat chance of moving before xmas, if your vendor finds another place, it will probably take 3 months to get their purchase through.

    To avoid this delay a chain free purchase would be preferable if you wanted to move in ASAP.

  • my purchase was 8 months, my sale was 12 weeks. Its a very anxious and messy time but very worth while now I am settled. Its like a spiral upwards of stress op, it will be what it will be, no point in wishing and hoping, just go with the flow and don`t be the one to slow things down
