You can rely on the official copy of the title for issuing searches. What you're talking about is the Official Copy used for the pre-exchange and pre-completion search to get LR priority. That's not one of the initial searches - and is called a priority search and undertaken at the last moment
There's a difference between day 1, and using not having the contract in as an excuse for not having done it. You've said it yourself, if you pile it high and sell it cheap expectations are not managed - and the only way to control workloads is to not give each client the service that they probably expect0 -

They used to be called Office Copy Entries in the 90's - they have been referred to as Official Copies for at least 15 years. The standard conditions of sale are not mandatory - they are a set of conditions open to buyers and sellers to agree to follow. But in any event, my point is that you need the Official Copies in time for exchange but not for getting the searches that actually slow deals down. To get the that take time (ie the water search, local search and highways search) you dont actually need to wait for the official copy from the seller if you are clear on what you are buying. Let's be clear that many solicitors blindly take the slowest path because they are pressed to do so by piling their desks high as a result of selling their services cheaply.0 -
We were told the vendor wanted to be in his new place ASAP and before Christmas.
Yesterday was the estate agents “allotted day to chase” which he duly did. The vendors solicitor only yesterday informed the vendor of our enquiries - a full 2 weeks after they were sent. The vendors solicitors only sent enquiries for his onward purchase yesterday. The estate agent is expecting 7-8 days for these to turn around, but says it’s unlikely now that we’ll be in before Christmas.
Our solicitor hasn’t sent us anything in terms of what enquiries she’s raised, results of searches, not even fixtures and fittings - she sends this as a single pack once all received. I’m really worried there’s something there which the estate agent knows could cause a delay, or it’s the fact my husband called them and has relayed an incorrect account of what the agent told him yesterday...
I feel so deflated. It’s like we were so close, and now we are nowhere near. And it is entirely beyond our control to do ANYTHING.0 -

May I ask why you are buying so soon? I mean are you selling that property you bought last year or is it an additional property?
Bought my first property, got keys a week tomorrow, cash saved up for many many years. But I just don't feel the happiness or any accomplishment. Iv bought it more expensive than I wanted, leaving very little for extension that it needs. But on top of that really didn't realise it was so dated that I'd have to totally redo what's already there!
Wish I could put it on sale again right now!
Wonder if that has actually happened where you sell soon after you bought a property!?!0
