Why would they accept your offer below asking by cancelling booked viewings? What is the advantage to them?
If no-one offers after the viewings they may accept your offer and it's no difference to you.0 -
If they go ahead with the viewings and receive no further offers then it may be worth assessing if you are actually offering too much, as with 11 weeks on the market you are the only one to offer that amount.
However, if it's still the house you want and feel that is a fair price than let the sale proceed even if they accept next week.

Thanks for all the responses! It’s certainly given us some things to think about. Well it turns out the EA didn’t get the time to pass the message on in regards to the deadline. I’ve been at work whilst my OH has dealt with it all. We await state of play on Monday and see what’s what.0

Well our offer was accepted today. In hindsight it was probably a good thing the deadline of Saturday was never communicated to the vendor. Now just keeping our fingers crossed everything goes smoothly!0
