    www.conveyancingwarehouse.co.uk is the one that many people have used on this site and the feedback is pretty much all good. I'm going to give them a go myself soon. I had started but my sale fell through.[/quote]

    I've just had an absolute horrendous time with Complete based in Bath. In fact, the flat purchase has all but collapsed. In 6 months they were unable to 'complete' despite no chain, money ready to go, and a willing buyer and seller. As a result my mortgage has expired and now I'm having trouble getting re-financed. Avoid Complete Conveyancing at all costs - even if they come recommended by London and Country and are cheap!!!

    Whom ever you choose, I'd try ringing their number a few times to see if anybody answers. Nothing is more frustrating than not being able to reach anyone and then waiting days for a call back. :mad:

    As it was my first venture onto the property ladder I'm thinking that you get what you pay for really.

    Ensure you use a solicitor or very expereinced legal executive. Do not use internet companues. Have some respect for your own transaction. You are dealing in hundreds and thouands of pounds.

    A solicitor knows the law best.

    Too many people think they are getting a solicitor but in fact get a headphone wearing clerk, who by the time you have had the bad impersonal service, and the error they made spotted, have ...disappeared into cyberspace.

    Use a solicitor firm. Take a recomendation from a local INDEPENDENT estate agent (never a national one, don't even sell through one is my advice) as they work with local businesses (i.e solicitor firms) who are doing great jobs, undermined by the crap that the bucketsshops provide.

    But don't listen and you'll have been stung and then its too late

    Has anyone used the likes of abode, Conveyancing Warehouse or Convey 365? They are considerably cheaper but is it risky??

    with all those sorts of companies they do not offer you a solicitor and those they do will not have a legal qualification or even many years on the job.

    why else would they be working there.

    why do you think indemnity policies came out....to help the untrained work out what to do when an issue comes up.

    go cheap, get cheap, simple as that.

    you may think the deal goes well, but wait til you sell, that is when you have to worry. ...or that knock on the door by the land owner whose land you thought you had access rights over, or from the Council planning officer whos is taking action against you for that unlawful extension...the list of .com conveyancer boobs goes on.

    I would recommend you always use a local firm. Buyers in our chain recently used Cheesman & Co who are also known as cheapandfastconveyencing.co.uk. they have held our chain up for 3 months!!!!!!

    The first thing I would do is to ask your estate agent, mortgage consultant, and anyone else in the chain if they are receiving referral fees for recommending you to a particular conveyancer. It is VERY common that fees are paid by conveyancing firms (especially the large ones) to secure buisness.
    Second I would seek out a good local solicitor who secures work because they are good at their job and not because they pay referral fees.
    The internet firms are all very well.....until things start to go pear shaped and you find that it takes you 20 minutes to get through to someone who knows nothing about your file.
    Get to know your solicitor and see them as a friend who is helping you through the buying process. They are acting in your best interests. It may cost a bit more but better to have someone nearby you can deal with than a faceless individual in a call centre in the middle of nowhere.

    I would also stay clear of Enact Conveyancing/ Hallmark Law. They were recommended through Romans and I've had nothing but problems.

    1st quote seems nice and low and then they hit you with added extras
    2nd the 'fee earner' (what a name...) is never available but who ever I speak to tries to help and makes the situation worse.

    3rd and most importantly....


    they're rubbish and are holding up the sale!

    every decent solicitor conveyancer can list their top 10 conveyancing outfits who are the slowest most sueless conveyancers (who should close tomorrow -as goodness knows what prolems will arise once their clients move in let alone sell).
