Considering using the above company to try and sell my house
After little joy with estate agent .
So far I've changed estate agent .
Plus lowered price by 20k and rectified issues in the house and still no sale.
So wondered if anyone had used the above company or similar .

  • The price all "quick sale" buyers pay is well below what you will get on the open market, and should only be considered for serious distress sales.

    Post a link to your existing rightmove/zoopla page, but the underlying issue will be price. You may need to drop by much more than £20k.

    This is a long running saga for Phil.

    It might be worth reading and reminding of the previous threads over the past few months...all of which have really just advised him of dropping the price to a point where buyers are interested....

    I believe phil wants to sell but his sister who part owns or has an interest in the property wont agree to drop the price...

    I understand he's also considered rental of the property but again that has not proved an option due to needing capital from the sale to progress another project for parents possibly.

    Phil...if this company is the way forward for you,and you consider it to be a viable option once you have read all their terms of business then it could certainly be an answer to your dilemma.
    Please make sure you read all the terms not just take the words of the sales person,these types of companies do undervalue properties,but that is something you need to weigh up against what it is presently costing you to support it and your need to sell quickly.
    It is your decision and we as random strangers cant really advise you what you should do

    Reading the link you have put up,it seems this may be something called the modern auction method...you need to do a lot more research into whether this is right for you.
    Many purchasers avoid this type of buying.

    My gut feeling is that you would still be better off reducing the price to a point that the property will sell and use a traditional agent.

    Savvy MSEers wouldn't engage with a company that just acts as a middle person, taking a profit for something they could do perfectly well themselves.

    Yes it is on going unfortunately .
    I will be adding another agent the end of this month as I only found out about being able to have multi agents after signing the contract with my current agent .
    I didn't feel rental would have been the best option . Due to the stress and issue it would bring along the way .
    Although most probably the most beneficial option .
    I would honestly rather just sell and not have the stress . I may be able to reduce another £10'000 .
    When I get the new agent the end of the month I'll ask for there valuation .
    But may still lower the price .
    The house on the corner dropped again to £250k from £300k originally .
    But they have had that on well over a year now with no sale .
    I've also been keeping a eye on the market . And sales seem to be at a all time low .
    Also the wrong time of year . Plus ontop they have decided to knock down the garages behind my property and build houses . Which will be a issue . Even the estate agent recommend renting and coming back to the property in two years when the houses have been built behind and Brexit is hopefully done with .

    Adding new agents will do nothing except make you seem even more desperate. Either take it off the market, drop the price with your current agent or stick it in a standard auction.

    A quick glance at their website:
    • We determine a realistic sale price for your property in its current condition and today’s market.
    • We agree a lower starting ‘Offers Over’ price that will attract the most interest.
    • I suspect their "realistic sale price" will be much less than your current asking price.
    • And I suspect that their "lower starting ‘Offers Over’ price" will be much lower again than their "realistic sale price".
    • And realistically, almost all buyers that see an "Offers Over" price offer less than the "Offers Over" price - not more.
    • And if they persuade you to advertise it at a stupidly low "Offers Over" price (with promises of a bidding war etc) - you can't really move to another EA and set the asking price higher again


    But I guess there's no harm in asking them what "Offers Over" price they'd want to advertise your property at - as long as you don't sign any contract with them. It might be interesting.

    50k price drops are pretty normal now, and even then many houses don`t sell, it really is a choice between do you want rid of a property badly enough to accept the price that will sell it.

    Thanks for the advice .
    I can't really just slap it in a auction and hope for the best . After some research the three bed on the end was brought at auction for £215k .
    Another issue is the neighbor of that house is a for better words a crack head .
    it's a end of terrace . Then there's one house next to that and mine . I'll be honest if I new about her I probably wouldn't have brought my house . Not that she's caused me any issues .
    But the people who come round to her house occasionally arguing outside and drunk ect.
    And I'd imagine any potential purchasers of that property would knock on her door .
    Then that would put them off my house also .
    And as my other family member won't agree to take less I'm in a bit of a awkward situation .
    As far as I'm aware the best bet is waiting until April geting the house to the best possible condition and hoping for a sale then .
    Should I remove the house until then and put it back on the market , as if everyone's just seeing it sitting around for months on end , they may believe there's a issue with the house .
    Or should I leave it on ?
